A trusted address near Technopark, built for green, connected, family-first living.
Discover MoreKerala's capital city has quietly become one of South India's most consistent residential markets. Kerala's capital has emerged as the strongest performer among India's top 15 Tier 2 cities in residential real estate, recording a 19% year-on-year increase in sales, while overall volume across other cities declined by 4% during the same period. This momentum is being driven by a mix of factors that go well beyond the city's traditional identity as an administrative and educational centre.
A large part of this growth story is anchored to Technopark, the state's flagship IT campus, and its ongoing expansion. The emerging Technology Startup Hub at Technopark Phase IV has entered a key execution stage, with a revised DPR for a ₹700 crore project spanning 7 lakh sq ft that will house research labs, startup incubation zones, corporate innovation centres, and advanced testing facilities. As more IT and ITES companies set up shop, demand for quality housing within easy commute of the tech corridor keeps rising.
Pricing has moved in a measured, steady fashion rather than in speculative bursts. Residential property rates in cities like Kochi and Trivandrum have seen a 5-8% increase year-on-year. Looking further back, when comparing property prices from 2019 to 2024, there has been a noticeable upward trend, with apartment prices in prime areas of Kochi and Trivandrum rising by 25–35%. This kind of gradual, sustained appreciation is what makes the city attractive to genuine end-users as much as investors.
The city's appeal is broadening too. Trivandrum's property market is drawing steady demand as the city gains from tech hubs, research establishments, defence presence, civic upgrades, and expat preference, with Kerala's capital expanding beyond its administrative setup and serene locales into a full-fledged property destination for families, professionals, and investors. Developers with a national track record, like Brigade Group, are now building a presence here to serve this widening buyer base.
Average residential prices in Trivandrum vary meaningfully by locality, driven by proximity to Technopark, the airport, and the city centre. Overall, the market remains more affordable than Kochi or Bengaluru, giving buyers room for appreciation.

Trivandrum's infrastructure story is being rewritten by two major projects: the Vizhinjam International Seaport and the six-laning of NH-66. Vizhinjam International Seaport Thiruvananthapuram, developed by Adani Ports and inaugurated on 2 May 2025, is India's first deep-water transshipment terminal. Once fully connected, the port can serve approximately 120 million consumers across five major South Indian cities within 18 to 24 hours by road or rail, and once rail connectivity is established, will cater to another 220 million consumers in Hyderabad, Vizag, and Goa within 48 hours. Supporting road and rail links are progressing too, with a proposed rail line spanning 10.7 km, of which 9.43 km is an underground tunnel, with construction to begin once the cabinet approves the detailed project report.
Alongside the port, the city's core connectivity is being upgraded. Kerala's NH-66, spanning 643 km, is nearing completion with a six-lane upgrade, with inauguration expected to boost connectivity and trade. The city is also proposed to get a dedicated outer ring road, with the Thiruvananthapuram Outer Area Growth Corridor being an 80 km, 6-lane proposed ring road running from Vizhinjam to Navaikulam. Separately, the Kerala government is likely to approve the Thiruvananthapuram Metro rail project soon, with its plans featured in the Union Budget 2025-2026. Together, these projects are set to significantly improve last-mile connectivity between residential neighbourhoods, Technopark, the airport, and the new seaport.
