Technopark, Trivandrum

Technopark in Kazhakkoottam is the reason Trivandrum's western belt has become the city's busiest residential corridor. Conceptualized in 1990 by the Government of Kerala, it is the largest information technology park in Asia in terms of area. Today Technopark has 12.72 million sq ft of built-up area, and is home to over 490 companies, employing more than 75,000 professionals, and still growing. This steady influx of IT professionals has turned the surrounding neighbourhood into a genuine end-user market rather than a purely speculative one.

The campus itself sits in a green, well-shaded setting. Technopark Campus of Trivandrum is the first and one of the largest IT parks in India, located in the greenery of Kazhakkoottam and home to more than 400 companies, from global tech giants to ambitious startups, employing over 70,000 professionals. Over the years it has quietly become the backbone of South India's digital economy, shaping much of Trivandrum's modern identity. Homebuyers here range from young IT recruits looking for a first apartment to senior professionals wanting a larger family home within a short commute of their office campus.

Growth is not slowing down. Technopark has added over 21 lakh sq ft of built-up space since 2021-22 and is targeting 40 million sq ft by 2035. Alongside this, the neighbouring Technocity campus is widening the region's economic base further. Technopark Phase 4, also called Technocity, is a 385-acre technology township near Pallippuram that includes IT, research, education, start-up, aerospace, and supporting commercial components. Trivandrum localities impacted by Technopark Phase 4 include Pallippuram, Mangalapuram, Andoorkonam, Kazhakkoottam, Akkulam, and Sreekariyam.

The area's investment story is also being reshaped by port-led growth further south. Rising residential demand in Kazhakkoottam is being driven by its strategic midpoint position between the Vizhinjam port corridor and the city's established IT belt. Kazhakkoottam is already cited among the highest rental-yield localities in the city, and neighbouring Karyavattom has posted some of the strongest multi-year price appreciation in Trivandrum. This combination of steady IT employment and new infrastructure makes Technopark's residential catchment one of the more resilient micro-markets in Kerala today.
