Growth is not slowing down. Technopark has added over 21 lakh sq ft of built-up space since 2021-22 and is targeting 40 million sq ft by 2035. Alongside this, the neighbouring Technocity campus is widening the region's economic base further. Technopark Phase 4, also called Technocity, is a 385-acre technology township near Pallippuram that includes IT, research, education, start-up, aerospace, and supporting commercial components. Trivandrum localities impacted by Technopark Phase 4 include Pallippuram, Mangalapuram, Andoorkonam, Kazhakkoottam, Akkulam, and Sreekariyam.
The area's investment story is also being reshaped by port-led growth further south. Rising residential demand in Kazhakkoottam is being driven by its strategic midpoint position between the Vizhinjam port corridor and the city's established IT belt. Kazhakkoottam is already cited among the highest rental-yield localities in the city, and neighbouring Karyavattom has posted some of the strongest multi-year price appreciation in Trivandrum. This combination of steady IT employment and new infrastructure makes Technopark's residential catchment one of the more resilient micro-markets in Kerala today.
Technopark's location on Trivandrum's western growth axis gives residents quick access to the airport, railway station, and the city's main highway network.
