Brigade Enterprises has entered into a joint venture structure with GSS India Opportunities AIF Scheme I, managed by Bain Capital Advisors (India), to fund and develop a prime 11.04-acre land parcel in Whitefield, Bengaluru, held through its wholly owned subsidiary Vibrancy Real Estates Private Limited. Under the transaction, both Brigade and the investor will subscribe to a mix of equity, optionally convertible debentures and preference shares, resulting in a 50:50 shareholding in Vibrancy Real Estates once the deal is consummated.
The development is planned as an integrated mixed-use development of about 2 million square feet, combining Grade A office space with a 5-star hotel, reinforcing Brigade's strategy of expanding its commercial and hospitality footprint in key micro-markets. The agreements that set this project in motion were officially established on 26 April 2026, through a securityholders agreement and a securities subscription agreement, signifying a significant growth in the company's real estate development portfolio.
This isn't Brigade's first large-format mixed-use venture — Brigade has previously developed large mixed-use projects such as Brigade Gateway. The developer has also been steadily deepening its presence in this corridor; it has also been active in acquiring land for future developments, including a 20.19-acre plot in Whitefield acquired in July 2025.
As an institutional-grade project backed by a SEBI-registered fund, the development is positioned to bring world-class office and hospitality infrastructure to a locality that has grown from a quiet suburb into Bangalore's tech powerhouse. Since it is still at an early planning stage, unit-level details, tower configurations and RERA registration will be updated here as the project progresses through approvals.

Whitefield has travelled a long way from its quiet railway-town origins; until the late 1990s, Whitefield was a small village, and it has since become a major hub for the Indian technology industry. Today it's home to established tech parks, MNC campuses and a thriving hospitality and retail scene, making it a natural setting for a large-format office-and-hotel development. The area's most iconic tech address, ITPL, is a tech park located in Whitefield, Bangalore, 18 km from the city centre, and includes the Park Square Mall and the Vivanta by Taj hotel. Connectivity has also improved sharply in recent years.
