Six new projects signal strong developer confidence in North Bengaluru's residential future.
Discover MoreEmbassy Developments Limited is set to launch six new residential projects worth approximately ₹10,300 crore in North Bengaluru, marking one of its strongest development pipelines for FY26. This ambitious announcement reflects how strongly North Bengaluru continues to draw major developer investment as the city's northern corridor transforms into one of India's most active real estate hotbeds.
The combined projects span around 5.6 million square feet and include a variety of premium apartments and villa-style residences, aiming to address growing demand in Bengaluru's northern corridor. Among the flagship developments, Embassy Greenshore and Embassy Verde Phase II are both located within the 288-acre integrated township of Embassy Springs, with Greenshore introducing 800+ luxury apartments in 2, 3 and 4 BHK formats.
The momentum is tangible. Embassy Verde Phase 2 in North Bengaluru saw 500+ units sold in 4 days with ₹495 crore in topline sales. Aditya Virwani, Managing Director of Embassy Developments, stated the company is confident of achieving a pre-sales target of approximately ₹5,000 crore for FY26.
North Bengaluru's growth is driven by airport-led development, metro expansion, and increasing residential demand, with proximity to Kempegowda International Airport, ongoing metro and road infrastructure projects, expansion of IT and aerospace hubs positioning it as a strong investment zone. Developers entering North Bengaluru are capitalizing on a corridor that now combines airport access, infrastructure momentum, and a lean toward premium housing, with North accounting for 38% of Bengaluru's Q1 2026 launches where luxury and high-end homes dominated supply.
Additional projects include a new residential development in Hebbal, adjacent to the sold-out Embassy Lake Terraces, spanning 10 acres with over 600 premium residences in 3 BHK (medium and large) and 4 BHK formats. The company also plans to unveil an invite-only villa community and a premium villa development, together spanning 116 acres.
For homebuyers and investors, this pipeline represents more than just new housing options—it signals institutional confidence in North Bengaluru's long-term value. Bengaluru's premium housing market is evolving rapidly, driven by changing lifestyle preferences, a growing demand for integrated communities, and a focus on well-designed homes. Embassy's aggressive FY26 bet underscores how the city's northern gateway is redefining what luxury residential development looks like in India's tech capital.
