In April 2026, Brigade acquired a 5.72-acre land parcel at Osman Nagar, Hyderabad, through a competitive auction conducted by the Telangana Industrial Infrastructure Corporation (TGIIC). Just weeks later, in May 2026, Brigade followed up with another major move. Brigade Group announced the signing of a Joint Development Agreement (JDA) to develop a premium residential project on a prime land parcel spanning 5.6 acres in the high-growth corridor of Kompally, Hyderabad, with an estimated revenue potential of ₹850 crores. The proposed residential development will cater to the rising demand for high-quality, sustainable, and modern living spaces in North Hyderabad.
Commenting on the expansion strategy, Amar Mysore, Executive Director of Brigade Enterprises Limited, said: "Hyderabad is a vital growth market for Brigade, and our commitment to expanding our footprint is evident in the consistency of our new projects in the region. The city's robust economic momentum, driven by thriving technology and infrastructure sectors, makes it an ideal market for us." The Kompally JDA builds on momentum already underway at Neopolis, Kokapet, where Brigade has an advanced-stage project. Brigade Group marked its debut in Hyderabad with Brigade at No.7 in Banjara Hills, expanded with Brigade Citadel in Moti Nagar and continues to strengthen its presence with Brigade Gateway at Neopolis, a 4 Million sqft premium mixed-use development, and Brigade Enclave and Brigade Manor in Moti Nagar, with this acquisition coming close on the heels of the previously announced four-acre project in Neopolis that is in an advanced design stage. Brigade Gateway at Neopolis itself is a landmark integrated township spread across roughly 9.7 acres, combining residences, the Brigade World Trade Center, an InterContinental hotel, and a large retail mall component, and construction on its residential towers has been progressing steadily through early 2026.
The scale of ambition behind these individual land deals becomes clearer when viewed against Brigade's stated capital deployment plans. According to the company, it will deploy around ₹5,000 crore in Hyderabad in the coming three to four years, strengthening its expansion across residential, commercial, hospitality and retail. This is a substantial commitment that places Hyderabad firmly alongside Bengaluru as a core growth engine for the listed developer.
Brigade's Telangana push also mirrors a broader industry trend of listed developers cornering land supply even as overall market activity cools. According to Anarock Research, listed real estate developers accounted for nearly half of all land transactions in FY 2026, strengthening their presence across India's property market, with 54 out of 111 recorded land deals executed by listed players, covering more than 1,433 acres — a 49 percent share of total deals and 48 percent of the overall transacted land area. Within this list, Godrej Properties emerged as the top dealmaker, closing 17 land deals spanning 443.5 acres, while Brigade Group followed with eight deals covering nearly 81 acres. Hyderabad itself contributed meaningfully to this national tally, with Hyderabad seeing 5 deals totaling more than 38 acres among listed developers in FY26, underlining that Brigade's Osman Nagar and Kompally transactions form part of a genuinely active local land market, not an isolated bet.
For homebuyers, this scaled-up land banking activity is a meaningful signal. It suggests a steady, multi-year pipeline of new launches across established micro-markets like Kokapet and Neopolis, as well as emerging North Hyderabad corridors like Kompally, giving buyers more choice across price points and locations over the next few years. It also reflects growing confidence from a listed, governance-focused developer in Hyderabad's long-term residential demand, driven by continued IT and infrastructure growth in the city.
