Brigade Group is deepening its presence in Hyderabad's most sought-after micro-market with a new high-rise planned for Neopolis Phase 3 in Kokapet. Brigade Enterprises has filed preliminary approvals for its upcoming high-rise residential project in Neopolis Phase 3, marking its second landmark development in this elite layout, spread across 4 acres with one premium signature tower featuring 679 luxury apartments rising to a 5 Parking + 53 Floors configuration.
The project, registered as Brigade Barcelona, has now moved from preliminary filing to formal approval. The TG-RERA application records it on Plot no 20, Neopolis Phase III, at Survey numbers 239 and 240, Kokapet village, Gandipet mandal, on a total land area of approximately 4.04 acres, registered under project registration number P02400011156, granted on 22 August 2026 and valid from 27 July 2026 to 27 July 2031. It is approved by the Hyderabad Metropolitan Development Authority under plan approval number 2348/HMDA/SWBP/2026, dated 27 July 2026, with a proposed completion date of 27 July 2031, and the approved built-up area is 188,961.7 square metres.
Brigade's entry into this specific plot was not opportunistic — it came via a competitive HMDA land auction. Brigade Enterprises Limited acquired the 4.04-acre parcel (plot No. 20) in Neopolis Phase 3 through an auction conducted by the Hyderabad Metropolitan Development Authority, at a consideration of INR 1180 million per acre (roughly Rs 118 crore per acre). This follows the company's earlier acquisition in the same micro-market, which is now being developed as Brigade Gateway on Plot No. 8 — reinforcing Brigade's strategic growth plans in the city.
Brigade Gateway, the developer's first Neopolis project, gives a sense of what buyers can expect from the brand in this corridor. Brigade Gateway is a luxury residential landmark situated in Neopolis, Kokapet — a government-promoted township in West Hyderabad — spanning 9.71 acres with 594 homes across two 58-floor towers, offering 3 and 4 BHK apartments as well as 5 and 6 BHK duplex residences. That township is under construction, having launched in December 2024, marking the start of the building process. Phase 3's single 53-floor tower is a denser, more compact format by comparison — 679 homes on just 4 acres versus 594 homes on nearly 10 acres for Gateway.
The timing of this launch news lines up with a dramatic run-up in Kokapet land values. In 2023, HMDA generated a then-record over Rs 3,000 crore for seven prime plots in the Neopolis Layout, with one 3.6-acre plot selling at Rs 100.75 crore per acre. By late 2025, that benchmark had been shattered: in a subsequent HMDA auction at Kokapet Neopolis, the highest bid touched ₹151.25 crore per acre, with Plot No. 16 fetching up to ₹147.75 crore per acre and an average bidding price of ₹142.83 crore per acre. Real estate trackers note this marks an 87 percent increase compared to previous Neopolis auctions, where prices averaged Rs 73 crore per acre in 2023. HMDA has continued the momentum into 2026, with fresh auctions planned at similarly steep upset prices.
Brigade isn't alone in racing skyward at Neopolis. The layout has become something of a supertall showcase for South India. Against this backdrop, analysts tracking the corridor see Brigade's move as a vote of confidence in the location. Industry observers view this as a strong confidence signal in Neopolis' growth story, with premium developers expanding their footprints where demand, infrastructure, and long-term appreciation align.
For homebuyers, the Phase 3 launch adds another large-format 3 and 4 BHK option to a corridor that is rapidly filling up with 50-plus floor towers, five-star hospitality components, and integrated retail. Supporting infrastructure has also caught up — the Kokapet flyover, inaugurated in mid-2025, created a dedicated interchange on the Outer Ring Road, while the Neopolis layout itself is planned as a Special Development Zone under the HMDA Master Plan 2031 with flexible, multi-use zoning. With RERA approval now in place and completion targeted for mid-2031, early bookers will be watching closely as pricing and floor plans are formally released.
