The HMDA had previously auctioned land in Neopolis in December 2025, generating around Rs 1,000 crore, during which one land parcel fetched Rs 131 crore per acre, while another was sold for Rs 118 crore per acre. HMDA's Neopolis land auctions have generated over Rs 3,862 crore, marking an 87 percent year on year growth. This consistent, record-breaking performance reflects far more than speculative interest—it reveals genuine structural demand from established developers.
Kokapet is drawing unprecedented interest due to upcoming infrastructure projects, planned tech and commercial zones, the proposed Future City development, and strategic proximity to Financial District and Outer Ring Road. The main factor which has led to the development of real estate in Kokapet is the master planning of Neopolis by HMDA, wherein almost 534 acres of land is covered under it and the development is for residential, commercial, retail. This mixed-use framework has positioned Neopolis as an entirely new urban district within Hyderabad's western expansion.
The belt extending from Madhapur and Gachibowli through the Financial District, Nanakramguda, Narsingi, Puppalguda, Kokapet and Neopolis has become Hyderabad's most influential residential and commercial growth zone. Kokapet leads at ₹9,000 per sq ft premium tech hub status, with Hyderabad's Q3 2025 market showing property prices increasing 13–19% year-on-year, signaling robust momentum that experts expect to continue through 2026.
