HMDA's Historic Neopolis Auction Sets All-Time Land Price Record

The Hyderabad Metropolitan Development Authority (HMDA) conducted its third phase of e-auctions for prime land plots in the Neopolis layout of Kokapet on Monday, November 24, where two key parcels sold at record prices.

Land prices in Kokapet have touched a historic high with a record-breaking Rs 151.25 crore per acre fetched at an e-auction conducted by the Hyderabad Metropolitan Development Authority. This sale marks the highest-ever per-acre land price in Hyderabad's history. A 4.03-acre plot was acquired by a consortium of developers at ₹151.25 crore per acre, while an adjoining 5.03-acre site went for ₹147.75 crore per acre.

The inaugural phase, which kicked off on 24 November, set the tone with two premium plots spanning approximately 9.9 acres, fetching a record ₹1,356 crore. Bidding wars peaked at ₹137.25 crore per acre for one parcel, eclipsing the 2023 cycle's average of ₹73 crore per acre by nearly 88 percent.

Leading national and regional developers are participating, including well-known names such as Godrej, Sattva, My Home, Brigade, GHR, Megha Engineering, and MSN. Their presence signals how coveted the Kokapet area has become, especially within the Neopolis and Golden Mile sectors.

These plots fall within a multi-use zone favoured by developers due to the absence of floor restrictions and proximity to Hyderabad's IT and financial districts. The continued infrastructure development around Neopolis makes it a highly sought-after area, contributing to the steep price rise.
