Brigade and Marriott join hands to bring a luxury island retreat to Kerala's backwaters.

The deal, announced in August 2025, will add 940 rooms across four key markets — Chennai, Bengaluru, Thiruvananthapuram and Kochi — and deepens what is a nearly 15-year relationship between the two companies. Among the six properties, the most striking addition is The Ritz-Carlton Vaikom Island in Kerala, marking the ultra-luxury brand's entry into the state's famed backwaters.
The agreement was officially signed by Nirupa Shankar, Managing Director of Brigade Hotel Ventures, and Rajeev Menon, President for Asia Pacific (excluding China) at Marriott International, in the presence of senior leaders from both organisations including M.R. Jaishankar, Executive Chairman of Brigade Enterprises. The six new-build projects span five Marriott Bonvoy brands — The Ritz-Carlton, JW Marriott, Marriott Hotels & Resorts, Courtyard by Marriott and Fairfield by Marriott — reflecting a mix of luxury and midscale positioning tailored to different traveller segments.
The Ritz-Carlton Vaikom Island is planned as an intimate, all-villa resort featuring 70 keys, each with a private pool, set amid Kerala's tranquil backwaters. Plans include five distinct dining venues, a swimming pool, a fitness centre and The Ritz-Carlton Spa, with a strong emphasis on wellness. The resort is also being positioned as a destination-wedding and full-buyout venue, catering to both leisure travellers and large private events. Guests will reach the island via a scenic route — roughly a two-hour drive from Kochi's international airport, or alternatively a 40 to 60-minute speedboat ride from Bolgatty Jetty, adding to the sense of exclusivity and remoteness that luxury island resorts typically command.
According to company statements, the Ritz-Carlton Vaikom Island property is slated to welcome its first guests in FY2029, with other hotels in the six-property pipeline — including the JW Marriott Chennai OMR and the Thiruvananthapuram Marriott Hotel World Trade Center — expected to open between FY2028 and FY2030. Two hotels each are planned in Bengaluru and Chennai, with the remaining two coming up in Kerala. Once complete, this pipeline will take Brigade Hotel Ventures' total Marriott-branded portfolio to eight hotels and 1,388 keys, when combined with existing properties like Sheraton Grand Bangalore at Brigade Gateway and the recently rebranded Courtyard by Marriott Kochi Infopark.
For context on Brigade's execution track record with Marriott, the company opened the 218-room Courtyard by Marriott Kochi Infopark in Kakkanad in May 2026, an upgrade of the earlier Four Points by Sheraton Kochi Infopark property, located close to the Infopark and SmartCity IT corridors. This kind of steady delivery underlines the seriousness behind the larger six-hotel pipeline now announced.
