Company leadership has been vocal about the pace of execution too — an earlier update from Executive Director Pradyumna Krishnakumar noted that with an investment of Rs 3,400 crore, the company plans to add 4 msf residential and 1 msf commercial space in the next two years, with the residential sector constituting over 80% of the launches.

Several flagship projects anchor this roadmap. Brigade is preparing a mixed-use project at Mount Road, including one of the tallest towers in Chennai, with the development featuring two towers—one predominantly residential and the other hosting offices with smaller retail areas, and apartments here are expected to start upwards of Rs 3 crore. Alongside this, the company has lined up a 3.5 msf residential development in Sholinganallur and an office park, reinforcing OMR's status as one of Chennai's most active residential corridors.

Brigade signed a Joint Development Agreement for a large residential township development project at Perumbakkam, one of the fast-emerging residential hubs in Chennai, adding around 2.1 million square feet to its pipeline. More recently, the company launched Brigade Morgan Heights, a 14.7-acre project located along the Sholinganallur-Medavakkam road in Chennai, comprising 1,250 units, with a gross development value of about Rs 2,100 crore and a total development potential of 2.2 million square feet, to be developed under a joint development agreement. Brigade's Chennai ambitions extend beyond housing. Its hospitality arm, Brigade Hotel Ventures, has separately announced plans to invest around INR 1,100 crore to develop three Hyatt-branded hotels in Chennai, strengthening its hospitality portfolio and expanding its presence in South India's premium hotel market. These properties — Grand Hyatt Chennai ECR, Hyatt Regency Chennai and Hyatt Place Chennai OMR — will collectively add nearly 600 keys to the city's hospitality inventory over the next few years, with the flagship Grand Hyatt Chennai ECR expected to open in 2029 with about 200 rooms, multiple dining venues, wellness facilities and extensive MICE infrastructure.

This city-specific push is backed by strong company-wide performance. Brigade Group is targeting a 15 per cent rise in pre-sales, aiming to achieve Rs 9,000 crore by the end of FY26, building on about Rs 7,800 crore in pre-sales achieved in FY25. The group's broader strategy also includes an expanded office pipeline and possible REIT monetisation of its commercial assets, signalling confidence across all its markets, including Chennai.
