In a regulatory filing, the company informed the acquisition of a prime land parcel in Hyderabad through a recent auction conducted by the Telangana Industrial Infrastructure Corporation (TGIIC), with the outright purchase at Osman Nagar priced at Rs 44 crore per acre, excluding registration costs. The total land cost works out to roughly Rs 251.68 crore for the plot.
The acquired site is identified as Plot 6 at Osman Nagar, Hyderabad, comprising 5.72 acres, acquired at a price of INR 44 Crores per acre, excluding registration costs. Brigade has confirmed that the company plans to develop a residential project on the land, with some reports indicating the development will be positioned at the premium end of the market.
Commenting on the acquisition, Amar Mysore, Executive Director, Brigade Enterprises Ltd said, "Hyderabad has been a key focus market for us, having emerged as one of the most dynamic real estate markets in the country and this land parcel in Osman Nagar is a strategic fit, meeting our stringent criteria for scale and suitability for premium development". He further noted that the move is "a vital step in our expansion in the city."
Location-wise, the parcel sits in one of Hyderabad's most closely watched residential micro-markets. Osman Nagar is located close to IT hubs such as HITEC City and Gachibowli. The area has connectivity via the Outer Ring Road and has recorded sustained demand for residential development. This proximity to the western IT corridor has made the belt attractive to both end-users working in the tech sector and investors seeking long-term appreciation.
The Osman Nagar auction itself drew strong interest from developers. Two prime plots spanning 15.81 acres at Osmannagar in Hyderabad drew strong bids, helping TGIIC clock Rs 768.36 crore in the land auction. This underscores the intensity of competition among builders for well-located land in Hyderabad's western corridor, a trend that has kept land values firm despite broader market cycles.
This acquisition is part of a broader pattern of Brigade deepening its presence across Hyderabad. The developer has been active on multiple fronts in the city, including a recently signed Joint Development Agreement for a premium residential project on a prime land parcel spanning 5.6 acres in the high-growth corridor of Kompally, Hyderabad, with an estimated revenue potential of Rs 850 crore. The company has described this as coming close on the heels of the previously announced four-acre project in Neopolis that is in an advanced design stage.
For homebuyers, these successive land acquisitions signal that Brigade intends to launch multiple new residential projects across Hyderabad over the next few years, spanning micro-markets from Osman Nagar and Kompally to Kokapet's Neopolis cluster. Brigade's existing presence in the city already includes Brigade at No.7 in Banjara Hills, Brigade Citadel in Moti Nagar, Brigade Gateway at Neopolis - a 4 million sqft premium mixed-use development, and Brigade Enclave and Brigade Manor in Moti Nagar. Prospective buyers eyeing western Hyderabad should track these upcoming launches closely, as early registrations often carry pre-launch pricing advantages before formal RERA approvals and public bookings open.
