Brigade adds a 4.04-acre Neopolis Phase 3 plot, doubling down on Kokapet's growth story.

Brigade Enterprises Ltd has acquired a 4.04-acre land parcel in Neopolis Phase 3, Hyderabad, at an estimated ₹118 crore per acre through an auction conducted by the Hyderabad Metropolitan Development Authority (HMDA), the company announced on Thursday. The plot, identified as Plot No. 20, was one of two parcels put up for sale in the third and final phase of HMDA's high-profile Neopolis auction series.
The auction itself has been closely watched by the real estate industry. Land of 8.04 acres across two plots — measuring 4 acres (No. 19) and 4.04 acres (No. 20) — garnered nearly ₹1,000 crore. Bids averaged at ₹124.5 crore per acre, with Yula Constructions and Globus Infracon LLP clinching the first at ₹131 crore per acre, and Brigade Enterprises securing the second at ₹118 crore per acre. Taken together with the two earlier auction phases held in November, across all 27 acres of land auctioned in the three phases, the revised average realisation stood at ₹137.36 crore per acre, a testament to the micro-market's magnetic pull.
This is not Brigade's first move into this micro-market. This purchase marks Brigade's second investment in the Neopolis micro-market, following an earlier acquisition that is currently being developed as Brigade Gateway (Plot No. 8). That mixed-use project, launched roughly a year earlier, already anchors the developer's presence in the area. Speaking on the new acquisition, Amar Mysore, Executive Director of Brigade Enterprises, said, "Hyderabad is a key market in our expansion strategy." He further noted that around a year ago, the company "launched Brigade Gateway in Neopolis, a premium mixed-use development inspired by our iconic Bengaluru project, bringing together all key asset classes including Orion Mall, World Trade Center Hyderabad, a five-star deluxe InterContinental hotel, and high-end residences supported by a well-appointed clubhouse."
Mysore added that this fresh acquisition builds on that momentum, noting Brigade has a robust pipeline of projects planned for Hyderabad, and this acquisition underscores the company's commitment to investing in high-potential locations and delivering well-designed, future-ready developments for discerning customers.
Why does Neopolis command such premium valuations? Strategically nestled adjacent to the Financial District and the Outer Ring Road, Neopolis has captivated major players in the real estate sector, drawn by its proximity to IT hubs, world-class infrastructure, and untapped potential for high-rise townships. The location's appeal has translated directly into land prices, with the entire three-phase auction series generating substantial returns for HMDA. The auction fetched an impressive ₹3,708 crore for the land parcels, underscoring a dramatic increase in land values and investor fervour.
Industry watchers see Brigade's repeated bets on Neopolis as a broader signal about Hyderabad's real estate trajectory. Analysts comment that these kinds of purchases show the growing investor confidence in the real estate market of Hyderabad, especially in the premium micro-markets that combine accessibility with long-term growth potential. More broadly, large-scale investment is being attracted to Hyderabad by top-tier developers according to industry experts, as the city continues to offer sound infrastructure, rising economic activity, and remains a favoured destination for corporate and residential projects.
For homebuyers, the immediate takeaway is that Brigade is expected to develop this new Neopolis Phase 3 plot along similar lines to its other premium Hyderabad launches. The newly acquired land at Neopolis Phase 3 is likely to be turned into a high-end, mixed-use development, which is in line with Brigade's current concept of residential, commercial, and lifestyle components integration into one future-ready environment. Early listings for the plot already point to an ambitious residential design: a proposed 53 floor tower with 2 basement levels, 5 podium levels, an eco deck, and a multi level clubhouse, featuring spacious 3 and 4 BHK residences with large layouts, crafted for families who value openness, privacy, and scale.
With no RERA registration or formal launch date announced yet, this remains an early-stage development to track. But given Brigade's track record with Brigade Gateway next door and the developer's stated intent to keep investing in Neopolis, homebuyers eyeing Kokapet can expect a formal project unveiling in the coming quarters.
