Brigade Group has announced a fresh expansion in Hyderabad's northern suburbs, with the company signing a Joint Development Agreement (JDA) to build a premium residential project on a prime land parcel spanning 5.6 acres in the high-growth corridor of Kompally, Hyderabad. The move underlines the Bengaluru-headquartered developer's continued confidence in the city's housing market, which has emerged as one of its key growth engines outside its home base in Karnataka.
According to the company, the project will have an estimated revenue potential of ₹850 crores, positioning it as one of Brigade's more significant recent land transactions in Telangana. The proposed residential development will cater to the rising demand for high-quality, sustainable, and modern living spaces in North Hyderabad, a submarket that has been steadily gaining traction among homebuyers over the past few years. Brigade plans to transform this land parcel into a landmark residential community that blends architectural excellence with world-class amenities.
Commenting on the development, Amar Mysore, Executive Director, Brigade Enterprises Limited, said that Hyderabad is a vital growth market for Brigade, and the company's commitment to expanding its footprint is evident in the consistency of its new projects in the region. He added that the city's robust economic momentum, driven by thriving technology and infrastructure sectors, makes it an ideal market for the developer, while stressing that Brigade's focus going forward will remain on acquiring strategically located land parcels that align with its governance and ethical standards.
Kompally has emerged as an active residential micro-market in recent years due to improving road connectivity, social infrastructure and growing interest from homebuyers looking for premium and mid-segment housing options. The locality sits along NH44, giving it convenient access to Secunderabad, the Outer Ring Road, and employment hubs in the northern part of the city, which has helped fuel steady residential absorption in the area.
This Kompally acquisition is not an isolated move. Brigade Group marked its debut in Hyderabad with Brigade at No.7 in Banjara Hills, expanded with Brigade Citadel in Moti Nagar and has continued to strengthen its presence with Brigade Gateway at Neopolis, a 4 million sq ft premium mixed-use development, along with Brigade Enclave and Brigade Manor, also in Moti Nagar. The Kompally JDA comes close on the heels of a previously announced four-acre project in Neopolis that is currently in an advanced design stage, indicating a steady pipeline of upcoming launches in the city.
Looking ahead, Brigade has stated that it will deploy around ₹5,000 crore across residential, commercial, hospitality, and retail sectors in Hyderabad over the next three to four years, signalling a long runway of new project announcements from the developer in the region. Many listed developers are increasingly using the joint development model, where a developer partners with landowners to share revenue instead of outright land purchase, to expand their presence without straining balance sheets, and Brigade's Kompally deal fits this broader industry pattern.
