Brigade Group Accelerates Hyderabad Expansion with Rs 5,000 Crore Investment Push

Brigade Group, the Bengaluru-headquartered real estate major, is scaling up its presence in Hyderabad at a pace few developers in the city can match. Over the past year and a half, the company has announced a string of new land deals, joint development agreements (JDAs), and mixed-use launches that together signal one of the most ambitious developer expansion plans Hyderabad has seen in recent years. According to a company statement, Brigade will deploy around Rs 5,000 crore across residential, commercial, hospitality and retail segments in Hyderabad over the next three to four years, reinforcing its confidence in the city's long-term growth story.

The centrepiece of this expansion is Brigade Gateway, a mixed-use development launched at Neopolis, Kokapet. Brigade Enterprises will invest around Rs 4,500 crore to develop an integrated 10-acre housing and commercial project in Hyderabad to expand the business to encash strong demand for luxury homes and premium office-retail spaces. The company plans a 45 lakh square feet mixed-use project in Hyderabad, of which around 25 lakh square feet will be luxury homes, comprising 600 flats priced between Rs 4 crore and Rs 12 crore. The commercial component includes a World Trade Center office tower, a mall, and a 300-key Intercontinental hotel, with the residential towers designed to reach 212 metres, making them among the tallest in Hyderabad.

Brigade has also been aggressively adding to its land bank across the city's high-growth corridors. In Kompally, a fast-emerging locality in North Hyderabad, Brigade signed a Joint Development Agreement to develop a premium residential project on a prime land parcel spanning 5.6 acres, with an estimated revenue potential of Rs 850 crore. Executive Director Amar Mysore said Hyderabad is a vital growth market for Brigade, and the company's commitment to expanding its footprint is evident in the consistency of its new projects in the region, adding that the city's robust economic momentum, driven by thriving technology and infrastructure sectors, makes it an ideal market. Separately, Brigade has signed another JDA for a premium residential project in Begumpet spanning approximately 3 acres, offering around 0.5 million square feet of development potential with an estimated revenue exceeding Rs 800 crore.

Moti Nagar, where Brigade first established its Hyderabad residential brand with the original Brigade Citadel, is seeing further expansion too. The company has signed JDAs for Brigade Citadel 2 and Citadel 3, spread across 10 acres in the same established micromarket, targeting Rs 970 crore in revenue with 405 luxury 3 and 4 BHK residences across roughly 1 million square feet of development. These new phases aim to build on the success and momentum of the original Brigade Citadel, a RERA-registered development spread across around 11.75 acres with over 1,300 units already delivered or nearing completion.

This expansion is backed by strong financial performance. Brigade Group reported a net profit jump to Rs 158 crore in the first quarter of FY26, up 95 percent year-on-year, with revenue from operations rising to Rs 1,281 crore. Managing Director Pavitra Shankar noted that the residential business continues to be a key growth driver, supported by a strong pipeline of launches across Bengaluru, Chennai and Hyderabad, while the company remains focused on expanding its land bank and actively pursuing high-quality parcels in strategic markets. On the commercial side, Brigade remains bullish on the vertical, backed by healthy occupancy and collections generating around Rs 1,000 crore in annuity income annually, and plans to add roughly 5,000 more managed workspace seats over the next 12-18 months, with a portion coming up in Hyderabad.
