Brigade Expands Hyderabad Footprint with Rs 970 Crore Joint Development Agreement

Brigade Enterprises has taken another significant step in strengthening its presence in Hyderabad's residential market. Realty firm Brigade Enterprises has partnered with landowners to develop two housing projects in Hyderabad with an estimated revenue of more than ₹970 crore, signing Joint Development Agreements (JDAs) for upcoming residential projects in Moti Nagar, Hyderabad – Brigade Citadel 2 and Citadel 3.

The scale of the new development is substantial. The two projects, spread across 10 acres, will have a development potential of about 10 lakh square feet, with an estimated revenue potential exceeding ₹970 crore, and the company will develop 405 luxury apartments. Brigade noted that the projects will offer 3 and 4 BHK homes nestled within low-rise, exclusive enclaves, with a focus on architecture, open space planning, and resident wellbeing.

What makes this announcement particularly noteworthy for homebuyers is the location. Brigade Group has signed joint development agreements for 1 million square feet of residential development—Brigade Citadel 2 and Citadel 3—in Moti Nagar, Hyderabad, the same location where it launched Brigade Citadel in January 2021. This means the new phases will build on an already established, well-connected residential cluster rather than starting from scratch in an unproven micro-market.

This Moti Nagar announcement is part of a much larger Hyderabad expansion strategy. Barely a few months later, Brigade signed another JDA — this time in May 2026, for a premium residential project on a 5.6-acre land parcel in the high-growth corridor of Kompally, Hyderabad, with an estimated revenue potential of ₹850 crore. Strengthening its expansion in Hyderabad, Brigade plans to deploy around ₹5,000 crore across residential, commercial, hospitality and retail over the next 3-4 years.

Together, these moves reflect a deliberate pattern: Brigade Group marked its debut in Hyderabad with Brigade at No.7 in Banjara Hills, expanded with Brigade Citadel in Moti Nagar and continues to strengthen its presence with Brigade Gateway at Neopolis, a 4 Million sqft premium mixed-use development, and Brigade Enclave and Brigade Manor in Moti Nagar. The use of the JDA route across these announcements is also a calculated capital strategy — the JDA structure allows Brigade to scale faster without significant debt accumulation for land acquisition.
