A landmark JV brings Grade A offices and a 5-star hotel to Whitefield's ITPL Main

The agreement was signed through a Securityholders Agreement and Securities Subscription Agreement on April 26, 2026, marking a new chapter in Brigade's expansion in the city's eastern commercial belt.
The project will come up on 11.04 acres held by Vibrancy Real Estates Private Limited (VREPL), a subsidiary that until now was wholly owned by Brigade. Under the new arrangement, both Brigade Enterprises Limited has formed a 50:50 joint venture with GSS India Opportunities AIF Scheme I on April 26, 2026, to develop 11.04 acres of prime land in Whitefield, Bangalore. The plan is for an integrated development of approximately 2 million square feet comprising Grade A office space and a 5-star hotel, positioning the site as a combined workplace-and-hospitality destination rather than a single-use office park.
The land itself sits in one of the city's most closely watched micro-markets. The project will be developed on an 11-acre site along ITPL Main Road next to Whitefield Metro Station, placing it within walking distance of metro connectivity and deep inside a corridor that is home to global technology companies and Fortune 500 occupiers. Reports peg the total investment at roughly Rs 2,200 crore, underlining the scale of institutional confidence being placed in this stretch of East Bengaluru.
Nirupa Shankar, Joint Managing Director of Brigade Group, framed the deal as part of a deliberate strategy. Commenting on the tie-up, she said the company is "constantly on the lookout for opportunities to strengthen the Brigade footprint in key markets" and that the partnership demonstrates its focus to aggressively expand its portfolio through institutional collaborations. On the investor side, Sarit Chopra, Partner at Bain Capital, pointed to Whitefield's fundamentals, noting that the location is supported by occupier demand, infrastructure connectivity and long-term growth, and said the firm was pleased to partner with Brigade on a development that brings together office and hospitality in a supply-constrained location.
For homebuyers and investors watching Whitefield, this JV is more than a corporate transaction — it's a signal about the direction of the corridor. A development of this size typically pulls the surrounding residential market up with it, as more Grade A office space translates into more employees looking for homes nearby, while a five-star hotel anchors the area as a business destination. Brigade itself is not new to this belt; the developer already has an active residential pipeline nearby, including Brigade Avalon Whitefield near Sheelavanthakere Lake, Brigade Granada Whitefield on Whitefield-Hoskote Road, and Brigade Belvedere Whitefield along Budigere Main Road, all of which sit within a short drive of the upcoming commercial hub.
The deal also fits into a broader pattern of land assembly by Brigade in the wider Whitefield-Sarjapur corridor. Separately, the company has signed a Joint Development Agreement for an 8.63-acre parcel in Gunjur, East Bengaluru, which unlocks development potential for a larger 39-acre integrated residential township in the Whitefield-Sarjapur corridor with an estimated GDV of ₹7,200 crore. Taken together, the office-hotel JV and the residential township plans suggest Brigade is doubling down on Whitefield as a long-term growth engine, betting on the corridor's combination of metro access, IT employment density, and improving social infrastructure.
For prospective homebuyers, the takeaway is straightforward: large-scale commercial and hospitality investment of this kind tends to precede — and reinforce — rising demand for housing in the immediate vicinity, making it a corridor worth tracking closely over the next few years.
