Brigade Group Widens Its South India Footprint With New Homes, Offices and Hotels

Brigade Group's presence across South India is entering one of its busiest phases in recent years, with fresh announcements spanning residential townships, Grade A office parks and branded hotels in Bengaluru, Chennai, Kochi and Hyderabad. For homebuyers tracking the developer, the last few months have brought a steady stream of news that signals both financial strength and an expanding footprint in the region's fastest-growing corridors.

On the hospitality front, Brigade has deepened its long-standing partnership with Hyatt Hotels. Hyatt Hotels Corporation announced management agreements with Brigade Hotel Ventures Limited and BCV Developers Private Limited for two new properties: Grand Hyatt Chennai ECR and Hyatt House Bengaluru Devanahalli. The Chennai property is planned as a premier beachfront hotel on the city's scenic southeastern coast, with plans to open in 2029 and roughly 200 guest rooms, five dining venues, wellness facilities and event spaces designed for weddings, staycations and MICE travellers. This adds to an already substantial hospitality portfolio that includes Sheraton Grand Bengaluru, Holiday Inn Bengaluru, Grand Mercure Bengaluru Gopalan and The Mövenpick Hotel & Spa Bengaluru, all under Brigade Hotel Ventures, which listed via IPO in July 2025 and is recognised as the second largest owner of chain-affiliated hotels and rooms in South India.

On the commercial side, Bengaluru's Whitefield corridor has landed one of its biggest institutional real estate deals of the year. Brigade Enterprises signed a Securityholders Agreement and Securities Subscription Agreement with GSS India Opportunities AIF Scheme I, an alternative investment fund managed by Bain Capital Advisors (India), to form a 50:50 joint venture in its subsidiary Vibrancy Real Estates Private Limited. The venture will develop an 11.04-acre land parcel on ITPL Main Road, right next to Whitefield Metro Station, into an integrated project of about 2 million square feet combining Grade A office space with a five-star hotel, backed by an estimated investment of Rs 2,200 crore. Sarit Chopra, a Partner at Bain Capital, called Whitefield "one of Bengaluru's most important commercial corridors, underpinned by strong occupier demand, infrastructure connectivity, and long-term growth," adding that the partnership brings together "premium office and hospitality in a supply-constrained location."

Hyderabad continues to be a key growth market as well. Brigade acquired a 5.72-acre land parcel in Osman Nagar through a TGIIC auction for approximately Rs 251.68 crore, adding to its existing Hyderabad anchor project, Brigade Gateway at Neopolis in Kokapet. That integrated township brings together the World Trade Center, an InterContinental hotel, the Orion Mall retail destination and premium residences, with 3, 4, 5 and 6 BHK apartments and prices reported to start upward of roughly Rs 4.6 crore onwards for this ultra-premium segment.

These moves come on the back of a strong financial year. Brigade reported FY26 revenue of Rs 5,909 crore, up 11%, with PAT of Rs 725 crore, up 7%, a 28% EBITDA margin and residential pre-sales of Rs 7,424 crore. Looking ahead, the company has guided for a strong FY27 launch pipeline of around 11.6 million square feet with an estimated GDV of Rs 11,900 crore across roughly 14 projects, alongside guidance for 20% pre-sales growth to approximately Rs 9,000 crore.
