Brigade deepens its Hyderabad footprint with new land deals across key growth corridors.

In a fresh move, Brigade Group has entered into a Joint Development Agreement (JDA) for a premium residential project in Kompally, Hyderabad, with an estimated revenue potential of ₹850 crores, on a development spanning 5.6 acres in a high-growth corridor. The North Hyderabad location was a deliberate choice, with the project aiming to meet the rising demand for high-quality, sustainable, and modern living spaces in North Hyderabad.
Speaking on the deal, Amar Mysore, Executive Director, Brigade Enterprises Limited said Hyderabad is a vital growth market for Brigade, and the city's robust economic momentum, driven by thriving technology and infrastructure sectors, makes it an ideal market for the company. The statement reflects a pattern rather than a one-off announcement — Brigade has been consistently adding land parcels across the city over the past year.
The scale of intent goes well beyond a single project. Brigade will deploy around ₹5,000 Cr across residential, commercial, hospitality and retail over the next 3-4 years in Hyderabad, signalling a multi-asset-class push rather than a residential-only strategy. This aligns with an earlier move where Brigade Group had acquired a 5.72-acre land parcel in Hyderabad through a recent auction conducted by the Telangana Industrial Infrastructure Corporation (TGIIC) in April 2026, and the Kompally JDA itself comes close on the heels of the previously announced four-acre project in Neopolis that is in an advanced design stage.
This expansion builds on an existing Hyderabad portfolio that has grown steadily since Brigade's entry into the city. Brigade Group marked its debut in Hyderabad with Brigade at No.7 in Banjara Hills, expanded with Brigade Citadel in Moti Nagar and continues to strengthen its presence with Brigade Gateway at Neopolis, a 4 Million sqft premium mixed-use development, and Brigade Enclave and Brigade Manor in Moti Nagar. Brigade's maiden Hyderabad project set the tone early — Brigade at No.7 features 55 premium residences, with areas ranging from 3,350 sq ft to 3,510 sq ft, comprising 11 blocks, each a 5-storied structure with just one residence per floor.
The most recent addition to that portfolio, Brigade Manor, illustrates the low-density format Brigade is betting on in west Hyderabad. Brigade Group has launched Brigade Manor, a residential project in the Moti Nagar area of west Hyderabad, spread across 4.79 acres, comprising 190 units configured as three- and four-bedroom residences, positioned as a low-density alternative to the high-rise apartment complexes that dominate the city's residential market. Notably, the project follows a low-rise design approach, with units built on an "island unit" configuration, meaning no shared walls between adjacent apartments, and it sits as a midpoint between established residential neighbourhoods and the technology employment corridor spanning HITEC City, Kondapur, and Madhapur, all within a 15 to 20-minute drive.
On the luxury end, Brigade Gateway at Neopolis in Kokapet remains the flagship. The township is designed as a landmark mixed-use development combining homes, offices, retail, and leisure spaces, offering 3, 4, 5 & 6 Bed Residences with spacious layouts, and as of early 2026, Tower B had reached the milestone of completing the basement 4 floor slab, as of 5th January 2026.
Analysts tracking Brigade's overall business see this Hyderabad push as part of a broader geographic rebalancing. According to a recent brokerage note, Bengaluru will remain the key driver, contributing roughly 50–80 per cent of presales, but geographic diversification to Chennai, Hyderabad and Mysuru is expected to account for 30–40 per cent of presales in the near term. The same report noted that Brigade Enterprises is entering a new phase of geographic and asset-class expansion, led by fresh residential, commercial and hospitality bets beyond its Bengaluru core.
For homebuyers, this expansion phase is worth watching closely. New land parcels in Kompally and Neopolis suggest fresh launches across price points — from mid-segment homes in North Hyderabad to ultra-luxury residences in Kokapet — over the next few years. Buyers evaluating Hyderabad as a market can expect Brigade's pipeline to broaden meaningfully, backed by a developer with an established, RERA-compliant delivery track record in the city.
