Brigade deepens its North Hyderabad footprint with a premium 5.6-acre Kompally residential project.

Brigade Enterprises has signed an agreement to jointly develop a 5.6-acre housing project in Hyderabad with an estimated revenue of ₹850 crore, signing a Joint Development Agreement (JDA) to develop a premium residential project on a land parcel spanning 5.6 acres at Kompally, Hyderabad. The company did not name the landowner with whom it has signed the JDA.
The scale of the announced revenue potential underlines how the developer is reading demand in this corridor. The project will have an estimated revenue potential of ₹850 crores, and the proposed residential development will cater to the rising demand for high-quality, sustainable, and modern living spaces in North Hyderabad. Brigade plans to transform this land parcel into a landmark residential community that blends architectural excellence with world-class amenities.
The Kompally deal is not an isolated move but part of a much larger capital commitment to the city. Brigade Enterprises said it would continue to acquire land parcels in Hyderabad as it is an important market for the company's overall growth, and would deploy around ₹5,000 crore across residential, commercial, hospitality and retail over the next 3-4 years. This follows a pattern of structuring growth through joint development rather than outright land purchase. The company has transitioned towards a JDA-led growth model to reduce upfront capital expenditure and improve Return on Capital Employed, allowing it to scale faster without significant debt accumulation for land acquisition.
Commenting on the announcement, Brigade's leadership pointed to the city's underlying economic drivers. "Hyderabad is a vital growth market for Brigade, and our commitment to expanding our footprint is evident in the consistency of our new projects in the region. The city's robust economic momentum, driven by thriving technology and infrastructure sectors, makes it an ideal market for us," said Amar Mysore, Executive Director, Brigade Enterprises Limited.
This is not Brigade's first move in the area. The company said that the current acquisition comes close on the heels of the previously announced four-acre project in Neopolis that is in an advanced design stage. The developer already has an established presence in the city across multiple micro-markets. Brigade Group earlier had marked its debut in Hyderabad with Brigade at No.7 in Banjara Hills, expanded with Brigade Citadel in Moti Nagar and continues to strengthen its presence with Brigade Gateway at Neopolis, a 4 Million sqft premium mixed-use development, and Brigade Enclave and Brigade Manor in Moti Nagar.
For homebuyers, the choice of Kompally is significant. Located in North Hyderabad, the locality has steadily transitioned from an outer suburb into an active residential micro-market. Kompally has emerged as an active residential micro-market in recent years due to improving road connectivity, social infrastructure and growing interest from homebuyers looking for premium and mid-segment housing options. Analysts tracking the deal see it as consistent with wider capital allocation trends among listed developers. Kompally's status as a high-growth corridor in North Hyderabad attracts high-yield residential demand, and the JDA structure allows Brigade to scale faster without significant debt accumulation for land acquisition.
The Kompally JDA also fits into a broader financial narrative for the company this year. FY26 performance showed net profit of ₹725 crore with pre-sales at ₹7,424 crore, alongside a shift in focus from core Bengaluru markets to aggressive growth in Hyderabad's premium residential segment. Coming close to the Neopolis project announcement, market watchers expect this string of deals to feed into a stronger premium housing pipeline for the company going forward.
Details on unit configurations, launch timelines, pricing and RERA registration for the Kompally project are yet to be released by Brigade. As with its other JDA-based developments, approvals, master planning and marketing typically follow within a few quarters of the agreement being signed, so prospective buyers interested in this North Hyderabad address should watch for formal project announcements in the coming months.
