Old Madras Road has one of the best locations in Bangalore and is a key road that connects the Central Business District to the main jobs and housing area in East Bangalore. It provides seamless access to major commercial centres such as Whitefield, one of the top-most popular areas of the city, and the Central Business District, which is about 8-10 km away, making the daily commute easy for people who work there.
Infrastructure is the biggest reason this corridor is being re-rated by buyers and developers alike. The Namma Metro purple line extension is a huge plus for Old Madras Road real estate, running from Chellagetta through Baiyapanahalli towards Whitefield, with new stations at KR Puram, Benniganahalli, and Singayanapalaya making daily trips easier. Separately, the biggest driver is the conversion of KR Puram into a double-tiered interchange hub, letting commuters seamlessly switch between the East-West Purple Line and the new Outer Ring Road-Airport Blue Line. Old Madras Road prices sit at ₹6,000–₹9,000 per sqft, below mature Whitefield, and have appreciated close to 37% in the past year, while sitting on a metro line being extended east. Rental demand is holding up too — investors like this area because it offers a solid 3% to 5% yearly rental profit, driven by IT workers and college students moving here.
Brigade has been one of the most active builders on this exact stretch. The group already has a lakeside project, a green-certified luxury enclave and a sold-out mixed-use development on OMR, and it has just placed its boldest bet yet — a mega township. Brigade Group has proposed a landmark mixed-use township project on Old Madras Road with a massive investment of ₹3,728 crore, integrating residential, commercial, healthcare, hospitality, and retail components. It is a pre-launch integrated mixed-use township combining 5,600 residential apartments with a five-star hotel, a multi-specialty hospital, Grade-A offices, a retail mall, a school and a senior-living enclave on one master-planned campus.
This follows Brigade's steady build-up in the corridor. Brigade already builds and leases on Old Madras Road through Brigade Lakecrest at Bhattarahalli, plus an OMR office-and-JW-Marriott lease, so the township is an extension of a corridor strategy it has already committed to. Speaking on a recent residential launch nearby on Budigere Main Road, off Old Madras Road, Managing Director Pavitra Shankar noted, "The Budigere and OMR micro markets are witnessing unprecedented growth due to improved infrastructure and connectivity."
What does this mean for a homebuyer looking at OMR today? Builders are no longer just selling apartments — they're selling entire neighbourhoods. Top builders are now creating complete communities instead of just building apartments, with schools, malls, hospitals, clinics and supermarkets planned close to residential projects so residents don't have to travel to the main city for regular needs. Add to this the natural setting — the corridor is flanked by natural lakes and vast green buffers, with developers heavily focused on sustainable design, Miyawaki forests, and rainwater harvesting systems — and it's easy to see why families weighing a move out of the congested inner city are giving OMR a serious look.
For buyers evaluating a pre-launch project of this scale, due diligence still matters. The honest watch-items are the pre-launch ones — verify the live Karnataka RERA number, lock the official cost sheet, and confirm the phasing of the hospital, school and mall against residential possession; none of this is disqualifying for a buyer with a medium-term horizon, but each warrants verification at booking. With metro lines extending, the Peripheral Ring Road taking shape, and a listed developer committing thousands of crores to the corridor, Old Madras Road looks less like a highway in transition and more like Bangalore's next full-fledged address.
