Namma Metro Phase 3: The Orange and Grey Lines Redefine Bengaluru's West

The Union Cabinet approved Namma Metro Phase-3 of the Bangalore Metro Rail Project, which includes two elevated corridors spanning a total of 44.65 kilometers with 31 stations. The first corridor will stretch from JP Nagar 4th Phase to Kempapura (along the Outer Ring Road West) for 32.15 kilometers with 22 stations, while the second corridor will run from Hosahalli to Kadabagere (along Magadi Road) for 12.50 kilometers with 9 stations.

After years on the drawing board, this milestone approval signals momentum for one of Bengaluru's most significant infrastructure projects. The project features India's first integrated double-decker metro corridor and was approved by the Union Cabinet in August 2024 at ₹15,611 crore. PM Modi laid the foundation stone on August 10, 2025. Sixteen months after receiving approval from the Centre, Bengaluru's Namma Metro Phase 3 has moved into a crucial execution stage, with the BMRCL issuing tenders for major civil works on the Orange Line.

Connectivity That Transforms: Phase-3 will integrate key areas of the city which includes Peenya Industrial Area, IT industries on Bannerghatta road and Outer Ring Road, Textile and Engineering items Manufacturing units on Tumkuru Road and ORR, Bharat Electronics Limited (BEL), Major educational institutions like PES University, Ambedkar College, Polytechnic College, KLE College, Dayanandsagar University, ITI etc. Namma Metro route map shows interchange points with existing and upcoming lines, linking major commercial and residential hubs. These will impact rental demand, land use, and location choices among homebuyers and investors.

What Homebuyers Need to Know: The Orange Line, also known as Namma metro Phase-3 metro line will significantly boost real estate prices in southern Bengaluru by at least 10-20 percent, according to local brokers. Analysts project the highest gains in JP Nagar (30–35%), Hebbal and Kempapura (28–32%), and Sarjapur Road (25–30%). Properties within 800 metres of stations already command a 5–10% premium even before construction begins.

South Bengaluru has been a relatively affordable pocket in the city, with areas like Kanakapura Road, Electronic City, Bannerghatta Road, JP Nagar, and BTM Layout seeing a 10-15 percent rise in real estate prices since December 2023. However, for discerning investors, the timing matters. When a route is officially announced or approved, early investors move in. On Sarjapur Road, prices rose approximately 22% between 2021 and 2023 on Phase 3A planning announcements alone.

Timeline and Construction: BMRCL now expects work to start in June 2026, with operations targeted for May 2031. Pre-construction steps like land acquisition and tree clearing are moving slowly, though approvals are in for relocating around 1,100 trees on the JP Nagar-Mysuru Road stretch, with the total tree count cut from over 11,000 to about 6,700 through better planning.

What makes this expansion different? With improved connectivity, areas along the Orange Line are likely to see a surge in property demand, rental values, and commercial activity. Experts believe the corridor will encourage ribbon development, with new offices, shops, and housing springing up along the route, creating more jobs and driving economic growth. Upon completion of Namma metro Phase-3, Bengaluru will boast a 220.20-kilometer active Metro Rail Network. For context, networks of this scale shift how a city moves. Buses become feasible. Walk-ability improves. Long commutes shrink. And property values follow.

Questions You Might Have

When will Phase 3 construction actually begin?
BMRCL now expects work to start in June 2026, with operations targeted for May 2031. Early execution steps like land acquisition and tree surveys are already underway.
Which areas will benefit most from the Orange and Grey Lines?
Analysts project the highest gains in JP Nagar (30–35%), Hebbal and Kempapura (28–32%), and Sarjapur Road (25–30%). The Grey Line unlocks growth potential along Magadi Road suburbs (Sunkadakatte, Kadabagere). Commercial + residential demand expected to grow, especially with logistics hubs near Byadarahalli and Kadabagere.
What kind of property appreciation should I expect?
The Orange Line will significantly boost real estate prices in southern Bengaluru by at least 10-20 percent, according to local brokers. Properties within 800 metres of stations already command a 5–10% premium even before construction begins.
Are these the only Phase 3 corridors being built?
The Union Cabinet approved two elevated corridors spanning a total of 44.65 kilometers with 31 stations. These two corridors (Orange and Grey) comprise the approved Phase 3. A separate Phase 3A covering the Sarjapur-Hebbal Red Line is still pending approval.
How does the double-decker metro design work?
The project features India's first integrated double-decker metro corridor. Double-decker metro corridors combine a vehicular flyover on the lower deck with rapid-transit tracks above it. This keeps traffic moving below while metro trains run above.
Which stations will offer the best connectivity?
Interchange stations on Orange Line include J P Nagar 4th Phase, J P Nagar, Mysore Road, Sumanahalli Cross, and Hebbal – that link with the Pink, Green, Purple, Grey, and Blue lines. These hubs provide access to the entire metro network.
Is the Grey Line really building affordable housing?
The Grey Line unlocks growth potential along Magadi Road suburbs (Sunkadakatte, Kadabagere). Boost for affordable housing projects & mid-segment apartments. Magadi Road traditionally offers more value than central areas.
What's the total cost and funding structure?
The project comes with a total estimated cost of ₹15,611 crore. This was approved by the Union Cabinet, making it a centrally-backed infrastructure initiative with national priority.
How much traffic relief can residents expect?
With improved connectivity, areas along the Orange Line are likely to see a surge in property demand, rental values, and commercial activity. This will facilitate better access for residents to commercial centers, industrial areas, educational institutions, and healthcare facilities, significantly improving last-mile connectivity.
Should I invest near Phase 3 stations right now?
The moment the Bangalore Metro Rail Corporation Limited (BMRCL) finalizes and announces a new alignment, land values within a 1.5 to 2-kilometer radius of the proposed stations go into an absolute frenzy. However, buying property near a proposed metro line is like playing with fire. If you get it wrong—and accidentally buy land slated for a metro pillar, a BMRCL station parking lot, or a government buffer zone—your multi-crore investment drops to zero overnight. Consult local real estate professionals before committing capital.
