In the third phase of the HMDA e-auction held on November 24, 2025, two prime parcels sold at unprecedented rates: Plot 18, a 5.31-acre lake-facing site, fetched Rs 137.25 crore per acre, while Plot 17, spanning 4.59 acres, went for Rs 136.5 crore per acre, substantially above the upset price of Rs 99 crore per acre set by HMDA. MSN Urban Ventures LLP and Vajra Housing Projects LLP won the two parcels, together generating around Rs 1,356 crore in revenue for the Telangana government.
What makes these numbers remarkable is the pace of appreciation. The recent boost in land prices signals an 87 percent increase compared to previous Neopolis auctions, where prices averaged Rs 73 crore per acre in 2023. That 2023 benchmark itself was a landmark moment, when a 3.6-acre plot sold at Rs 100.75 crore per acre, the first time Hyderabad crossed the Rs 100-crore-per-acre mark, while Brigade Enterprises Limited spent Rs 660.28 crore for 9.71 acre of land at a bid price of Rs 68 crore per acre in that very auction round, land that now hosts Brigade's Gateway Neopolis township.
The momentum has only accelerated since. Just days after the November 24 sale, HMDA conducted a follow-up round on November 28, 2025, where Plot 15, measuring 4.03 acres, was won by a four-member investor consortium at Rs 151.25 crore per acre, the highest per-acre price ever recorded in a Neopolis auction, taking the deal value to roughly Rs 610 crore. Godrej Properties secured the adjoining Plot 16, a 5.03-acre parcel, at Rs 147.75 crore per acre in the same round. Industry analysts noted that with these latest transactions, the cumulative realised value from recent Neopolis land auctions in Kokapet has now exceeded Rs 2,700 crore.
Several factors are driving this frenzy. These plots fall within a multi-use zone favoured by developers due to the absence of floor restrictions and proximity to Hyderabad's IT and financial districts. Neopolis, spread over roughly 500-plus acres within Kokapet, offers unlimited floor space index, wide internal roads, and direct connectivity to the Outer Ring Road, Gachibowli, and the Financial District, features that keep both residential and commercial developers bidding aggressively even when auctions run hours past their scheduled close.
For homebuyers, rapidly rising land costs in Neopolis carry a direct message: new project prices in this micro-market are unlikely to soften. Brigade Group's own Gateway Neopolis, developed on the 9.71-acre parcel it acquired in the 2023 auction, illustrates this trajectory, residences here are now priced from roughly Rs 4.6 crore onwards for 3, 4, 5 and 6 BHK homes, reflecting the scarcity value of land in this corridor. As city-wide data shows, Kokapet property prices have reached approximately Rs 9,000 per square foot as of 2026, positioning it among Hyderabad's most premium residential addresses.
HMDA has signalled that the auction cycle is far from over, with further tranches planned in Neopolis and the adjoining Golden Mile layout. For serious buyers, the takeaway is straightforward: entry costs into established, well-connected pockets like Kokapet are climbing steadily, making early decisions in credible, RERA-registered developments increasingly valuable for long-term appreciation and lifestyle both.
While speculative land plays carry their own risks, the broader story here is one of sustained institutional confidence. Big-ticket developers, from national players to established regional names, continue to place record bids on Neopolis land, a vote of confidence that reinforces Kokapet's standing as one of India's most closely watched urban growth corridors heading into the second half of this decade.
