Once viewed as a distant peripheral town, Hoskote is now emerging as a preferred residential destination for homebuyers and investors seeking affordability and long-term appreciation potential, according to industry observers tracking East Bengaluru's real estate momentum.
The numbers tell a compelling story. Property values in the area have risen sharply, with one recent report noting Hoskote records 115 percent growth in property values, while another study points to a 70.6% property appreciation over five years, a return few established Bengaluru micro-markets can match today. What's driving this? Real estate experts say the area is benefiting from strong infrastructure expansion, improving connectivity and spillover demand from saturated micro-markets such as Whitefield and ITPL.
Infrastructure is the backbone of this shift. The proposed Satellite Town Ring Road (STRR) and Peripheral Ring Road (PRR) are projected to significantly reduce travel time to key parts of Bengaluru, including Kempegowda International Airport, with industry estimates suggesting these projects could cut commuting time by nearly 30 to 40 percent. Add to this the proposed metro expansion of the Purple Line from KR Puram towards Hoskote, expected to improve connectivity and make commuting to Bengaluru more convenient, and it's easy to see why developers are paying attention. Located just 25 km from Bangalore city center, Hoskote connects seamlessly to Whitefield, KR Puram, and Kempegowda International Airport via key arterial roads and NH-75.
Bengaluru's east zone as a whole is seeing strong housing momentum, with East Bengaluru's overall housing market witnessing housing sales reportedly touching nearly Rs 42,800 crore in 2025. Within this larger canvas, Hoskote's affordability compared to Whitefield and Sarjapur Road is its biggest draw for end-users and first-time investors, while its strategic location near major East Bengaluru employment hubs is fast becoming one of its core strengths.
Brigade Group's recent moves underline just how seriously developers are betting on this corridor. The company acquired a 20.19-acre land parcel along Whitefield-Hoskote Road for a transaction value of ₹588.33 crores via its subsidiary Ananthay Properties, with the proposed development carrying a total built-up area of approximately 4.2 million sq ft and an expected Gross Development Value (GDV) of ₹5,200 crore. Brigade Group's Managing Director Pavitra Shankar stated that the acquisition supports the company's vision of building destination developments in growth corridors, adding that the Whitefield-Hoskote stretch is expected to witness sustained real estate activity given the infrastructure projects in the pipeline.
This wasn't a one-off bet. In January 2025, the company entered into an agreement to develop another 20-acre residential land parcel in the same Whitefield-Hoskote region, a project expected to yield a GDV of ₹2,700 crore, with approximately 2.5 million sq ft of total saleable area. Together, these back-to-back acquisitions signal that Brigade sees Hoskote not as a peripheral bet, but as a core part of Bengaluru's next growth chapter.
For homebuyers, the takeaway is straightforward: Hoskote today offers relative affordability, visible infrastructure work on the ground, and the kind of developer confidence that historically precedes sustained price appreciation in Bengaluru's growth corridors. As with any emerging market, gaps remain, be it in social infrastructure or rental yields, but the direction of travel is clear. With branded developers like Brigade committing large land parcels and capital, Hoskote's transformation from a highway pit-stop to a self-sufficient residential hub looks set to accelerate over the next few years.
