A fast-emerging East Bengaluru township corridor, minutes from Whitefield's IT hub.
Discover MoreHoskote sits along National Highway 75, roughly 30 kilometers east of Bangalore city center, right along National Highway 75 (the Bangalore-Chennai highway), and is just 12–14 km away from the Whitefield IT belt, which is a 20–25 minute drive via the NH-75. Once known mainly as a highway transit town, it has evolved into one of the city's most talked-about residential corridors, so much so that locals now call it the "Neo-Whitefield" because it offers the same high-rise lifestyle and IT proximity as Whitefield but at a more accessible price point.
The numbers back the buzz. The corridor has recorded a 115% appreciation over the last five years, yet entry prices remain attractive: residential prices in Whitefield have climbed to nearly Rs 13,800 per sq.ft., while properties in Hoskote are still available in the range of Rs 7,100 to Rs 7,400 per sq.ft. This price gap, combined with steady job creation, is why Hoskote and Devanahalli are rapidly emerging because of infrastructure expansion and lower entry pricing.
Hoskote's economic base is a mix of IT spillover and industry. The region is a massive industrial hub, hosting giants like Honda, Volvo, and Mahindra, which ensures a steady rental demand, while its own 300-acre Data Center Park and the Bearys Global Research Triangle are creating fresh local employment. Big-ticket connectivity projects such as the Bangalore-Chennai Expressway, the Satellite Town Ring Road (STRR) and proposed metro extensions are the biggest catalysts pushing this transformation forward.
For homebuyers, this means getting in early on a corridor that still has room to run. Hoskote is still in a developmental phase and not yet comparable to Whitefield in terms of urban maturity, and currently lacks the scale of social infrastructure available in established neighbourhoods - but that is exactly the trade-off long-term investors and township-style developments like Brigade are betting on, bringing schools, healthcare and retail within their own gated campuses rather than waiting for the neighbourhood to catch up.
Hoskote's location on the Bangalore-Chennai highway, combined with upcoming expressway, ring-road and metro projects, is steadily shrinking travel times to the rest of the city.
Hoskote's social infrastructure has grown quickly alongside its residential boom, with reputed schools, hospitals and retail destinations now within easy reach.
