Metro corridors and IT-driven demand are turning East Bengaluru into the city's most-watched address.

The biggest infrastructure story is the Blue Line. The Blue Line will connect Silk Board Junction and the Kempegowda International Airport via KR Pura over a 58.19-km continuous metro corridor, with Silk Board Junction-KR Pura (19.75 km) part of Phase 2A and KR Pura-Airport (38.44 km) falling under Phase 2B. This isn't a distant promise on paper anymore. As of June 30, 2025, physical progress on the Blue Line was 52.5% and financial progress 55.89%. Trial runs are now on the horizon: on the 58.19-km Blue Line, Bengaluru Metro will start trial runs in October 2026 and passenger service in 2027. Once operational, Phase 2A stations will include Central Silk Board, HSR Layout, Agara, Iblur, Bellandur, Kadubeesanahalli, Marathahalli, ISRO, Doddanekkundi, DRDO Sports Complex, and KR Puram — placing Mahadevapura and its surrounding neighbourhoods directly on the map of a metro that finally links the ORR belt to the airport without a road-only commute.
KR Puram itself is emerging as a genuine multi-modal hub. It already anchors rail and Old Madras Road access, and the existing Purple Line has changed daily commute patterns for thousands. The Purple Line now links Whitefield with central and west Bangalore. Layer the Blue Line on top, and KR Puram becomes a rare junction point where the ORR-Airport corridor meets the established east-west metro spine — a combination that planners and developers alike are watching closely.
Whitefield, meanwhile, is riding a different but complementary wave: office demand. As of April 2026, Whitefield needs more office space than ever, with big international teams — Global Capability Centres (GCCs) — driving this demand. This corporate expansion has a direct residential knock-on effect. Whitefield's commercial growth is now being shaped by GCC demand, large campus leasing, and corporate expansion, which is one of the biggest reasons housing demand remains strong in the micro-market. Long-time residents will also recognise Whitefield's civic upgrades: rail commuters still rely on the older suburban line, and infrastructure spending continues on both mobility and utilities. The Cauvery Stage V water supply is one of the most important 2026 updates for buyers because it directly improves long-term liveability and property trust in East Bengaluru.
Mahadevapura's story is essentially one of proximity and employment density. ORR-linked areas such as Bellandur, Marathahalli, Mahadevapura, and K R Puram will gain from the upcoming Blue Line. The zone sits at the intersection of some of the city's largest tech campuses and the ORR itself, and analysts consistently point to jobs as the underlying engine here. East Bengaluru's demand engine continues to be employment density. On the ground, this translates into steady footfall for both sales and rentals: areas like Whitefield, KR Puram, and Mahadevapura are fully active residential-commercial zones where people live, work, and rent in large numbers, creating consistent housing demand.
Pricing reflects this sustained activity rather than speculative spikes. The current average property rate across Bangalore East is about ₹11,278 per sq. ft. Brigade Group has been an active builder in this corridor for years and continues to expand its footprint, most notably with Brigade Lakecrest on Old Madras Road near Bhattarahalli Lake in KR Puram, where KR Puram Metro is 4 km away providing metro access to the city centre, and with the newly announced Brigade Granada on Whitefield–Hoskote Road, offering quick access to KR Puram, Kadugodi, and Whitefield Metro Station.
For buyers, the takeaway is straightforward: East Bengaluru is no longer a corridor waiting for infrastructure to catch up — it's a corridor where metro construction, IT leasing, and civic upgrades are converging in the same two-to-three-year window. Locations closest to upcoming Blue Line stations and existing Purple Line access points are likely to see the earliest and most durable benefits, both in liveability and in resale and rental potential.
