The estimated Gross Development Value (GDV) of the project is Rs 1,000 crore, and it is poised to deliver a premium residential project that caters to the city's evolving urban aspirations.
The land parcel sits in a location that developers consider hard to come by in a fast-densifying city. Strategically situated on a major arterial corridor, the site offers seamless connectivity to Chennai's industrial and peripheral business districts, making it ideal for an integrated, future-ready community. This positions the upcoming development well for professionals working in West Chennai's expanding industrial and IT clusters, while keeping the rest of the city within comfortable reach.
Commenting on the agreement, Ms. Pavitra Shankar, Managing Director of Brigade Enterprises Limited, said that Chennai is the company's second-largest market, and this joint venture is a key step in deepening the company's presence and expanding its portfolio in the city. She added that Chennai's real estate market is on a strong growth trajectory, driven by robust infrastructure and sustained demand from both end-users and investors.
Shankar further noted that this new residential development reinforces Brigade's goal of securing marquee land parcels in prime locations to deliver integrated, high-quality projects that meet the demands of Chennai's discerning homebuyers. The project will be developed by Brigade and will feature thoughtfully designed apartments, lifestyle amenities, and ESG-aligned infrastructure, and is expected to be launched in 2026, subject to regulatory approvals.
This West Chennai signing follows a pattern of active land acquisition by Brigade in the city over the past year. In November 2024, the company had signed a JDA for a 1 million sq ft residential component within a larger 1.5 million sq ft mixed-use development in the western parts of Chennai, valued at roughly Rs 800 crore, though that specific micro-location was not disclosed at the time. In May 2025, Brigade also acquired a 5.41-acre parcel in Velachery for a premium project with an estimated GDV of Rs 1,600 crore, followed by the launch of Brigade Stellaris on a 5.19-acre plot on Velachery Road.
Taken together, these moves reflect Brigade's articulated plan to invest over Rs 8,000 crore in Chennai by 2030, aiming to develop more than 15 million square feet across residential, commercial, retail, and hospitality segments. For homebuyers tracking the West Chennai corridor, this fresh JDA signals more premium supply is on the way, backed by a developer with an established execution track record across Bengaluru, Chennai, Hyderabad, Mysuru, Kochi, Thiruvananthapuram, and GIFT City.
While exact configurations, pricing, and the project name are yet to be announced, the scale of the GDV and the arterial-road location suggest this will be positioned as a lifestyle-led community rather than a purely investment product. Buyers interested in West Chennai should watch for the formal launch and RERA registration expected through 2026.
