Brigade deepens its Telangana footprint with a fresh 2.25-acre Secunderabad land buy.

Brigade Group has signed an agreement to acquire a prime land parcel of 2.25 acres in Secunderabad, executed via outright purchase, paving the way for a high-quality residential development with premium living space. The deal was formally disclosed to stock exchanges on January 30, 2026, in line with regulatory norms.
The transaction is expected to generate a gross development value of approximately Rs 650 crore, with the disclosure complying with Regulation 30 of the SEBI Listing Obligations and Disclosure Requirements. The location itself is significant: the newly acquired land is situated at a distance of around 78 kilometres from Hyderabad, coming under an up-and-coming residential micro-market that has been showing constant infrastructure development and growing housing demand.
Commenting on the acquisition, Amar Mysore, Executive Director, Brigade Enterprises Ltd., said, "This agreement is part of our focus on identifying and acquiring land in high growth corridors. It reinforces our commitment to deliver residential spaces that enhance the urban landscape of the region. It is in perfect alignment with our strategic growth plans to expand our footprint across Telangana." He added that this land parcel conforms to Brigade's high standards for location potential and development viability, and will be developed in line with the company's philosophy of creating holistic living environments with a specifically curated selection of modern amenities.
Industry watchers note the timing is telling. With strong connectivity and evolving infrastructure, Secunderabad is increasingly seen as a residential hotspot, and Brigade's entry here reinforces that trend. Real estate publication rprealtyplus observed that Brigade is tapping into rising demand for premium housing driven by IT growth, infrastructure upgrades, and a younger demographic seeking modern living spaces.
This Secunderabad buy does not stand in isolation. The acquisition complements Brigade Group's December 2025 purchase of 4.04 acres in Neopolis Phase 3, Hyderabad, and other Joint Development Agreements with a combined sales potential of Rs 970 crore. Notably, that Neopolis Phase 3 land was won at an auction conducted by the Hyderabad Metropolitan Development Authority (HMDA) at a reported price of about Rs 118 crore per acre. Beyond outright purchases, the firm has been aggressively targeting Joint Development Agreements (JDAs) as a strategy for expanding its footprint in Hyderabad, with two recently signed JDAs carrying a total sales potential of over Rs 970 crore.
The pace of activity reflects Brigade's broader momentum this fiscal year. Brigade Group has launched residential projects totaling around 3 million square feet with a GDV of nearly Rs 3,200 crore in the first half of FY26, and has a clear plan for launches of almost 7 million square feet in the second half, with an estimated GDV of Rs 8,000 crore to Rs 8,300 crore. Management has struck a confident note on demand as well: Brigade Group has been firm about consistent housing demand in the southern cities, despite worries about affordability and job market uncertainty, with the company's management saying that demand from end users in Bangalore and Hyderabad is strong enough to support the launch of new projects in prime locations.
For homebuyers, the acquisition signals that a new premium residential option is on the way in Secunderabad, though it is still in the land-banking stage. Analysts caution that a few factors will shape the project's rollout: regulatory approvals from urban local bodies and environmental authorities, interest rate movements and economic conditions that could impact sales velocity, and execution risks such as construction costs and supply-chain disruptions that could prolong timelines. Even so, most observers expect Brigade to launch the project for bookings once detailed plans and approvals are in place, likely in the coming months of 2026.
For now, the deal cements Brigade's expanding presence in one of Hyderabad's most storied residential submarkets, adding to a growing roster of Telangana projects spanning Moti Nagar, Kokapet-Neopolis, and Banjara Hills. Prospective buyers eyeing Secunderabad can expect Brigade to follow its established playbook of landscaped open spaces, curated clubhouses, and well-ventilated homes once formal launch details are announced.
