Brigade Group secures prime Osman Nagar land for a new premium residential address.

The company secured 5.72 acres in Osman Nagar through an auction conducted by the Telangana Industrial Infrastructure Corporation (TGIIC), according to a regulatory filing made by the company on April 28. The land, identified as Plot 6, was purchased at Rs 44 crore per acre, for a total of about Rs 251.68 crore, excluding registration costs.
The deal was disclosed under Regulation 30 of the SEBI Listing Obligations and Disclosure Requirements Regulations, ensuring transparency for shareholders, homebuyers, and investors tracking Brigade's expansion plans. Brigade Enterprises has stated that it plans to develop a high-end premium residential project on the site, positioning the development squarely in Hyderabad's luxury and upper-premium housing segment given the scale of the parcel and the price paid to acquire it.
Commenting on the acquisition, Amar Mysore, Executive Director of Brigade Enterprises Limited, said, "Hyderabad has emerged as one of the fastest-growing real estate hubs in the country." He added that the Osman Nagar land parcel was "a strategic fit, meeting our stringent criteria for scale and suitability for premium development," and called the purchase "a vital step in our expansion in the city."
Location is a key part of the appeal here. Osman Nagar is located close to IT hubs such as HITEC City and Gachibowli, with the area's connectivity boosted via the Outer Ring Road and has recorded sustained demand for residential development. The micro-market sits within Hyderabad's western growth belt, near Kollur and Tellapur, an area that has seen steady infrastructure upgrades and a shift from low-density farmland to organised residential development over the past few years.
For prospective buyers, the timing matters. Hyderabad's residential market has seen consistent annual price growth of 5 to 9 percent, driven by IT sector expansion, infrastructure development, and growing end-user demand, and premium micro-markets like Osman Nagar near HITEC City and Gachibowli have shown particularly strong appreciation potential as a result. Brigade's decision to pay a premium price per acre in a state-run auction signals confidence in this trajectory continuing.
This acquisition is not an isolated move. In FY26, Brigade completed 8 land deals totalling 81 acres across South India, with the Osman Nagar purchase forming part of a focused land-banking strategy targeting high-value, demand-driven locations in Hyderabad, Bengaluru, and Chennai. Around the same period, the company also entered a 50:50 joint venture with GSS India Opportunities AIF Scheme I to develop 11.04 acres in Whitefield, Bangalore, underlining an aggressive multi-city expansion push.
While Brigade has not yet released the final unit mix, tower count, or launch date, early listings and broker previews point to a residential development spanning 2, 3, and 4 BHK configurations aimed at working professionals and growing families in the HITEC City-Gachibowli catchment. RERA registration for the project is awaited, and homebuyers are advised to wait for official numbers, floor plans, and pricing before making any commitment.
For homebuyers tracking Hyderabad's western corridor, this acquisition is a strong signal that Osman Nagar is transitioning from a quiet, low-density pocket into a recognised address for organised, branded housing. With established developers like Brigade committing capital at this scale, early interest in the upcoming project is likely to build quickly once formal launch details are announced.
