Brigade strengthens its Hyderabad footprint with a premium Osman Nagar land acquisition.

The deal, made public through a stock exchange disclosure, works out to approximately INR 44 crore per acre, excluding registration and associated costs.
Speaking on the acquisition, Amar Mysore, Executive Director, Brigade Enterprises Limited, said that Hyderabad had been a key focus market for the company and that the land parcel in Osman Nagar was "a strategic fit, meeting our stringent criteria for scale and suitability for premium development." He added that the acquisition was "a vital step in our expansion in the city." Mysore also noted the company's commitment to integrating world-class construction standards with the project, reflecting Hyderabad's rise as a major enterprise hub.
Location is central to why Brigade paid a premium for this plot. Osman Nagar is located close to IT hubs such as HITEC City and Gachibowli, and the area has connectivity via the Outer Ring Road and has recorded sustained demand for residential development. Beyond connectivity, Osman Nagar has gained importance as a residential area because of its proximity to major IT hubs such as Hitec City and Gachibowli, strong connectivity through the Outer Ring Road, relatively low population density, and improving social infrastructure.
The timing of the acquisition lines up with a broader trend of price appreciation in the city. Hyderabad's property market has shown strength, with prices rising an estimated 5-9% yearly, largely due to IT job growth and infrastructure improvements. This has pushed several listed developers into a land-banking mode across South India. In FY26, Brigade completed 8 land deals totalling 81 acres across South India, with the Osman Nagar deal part of a focused land-banking strategy targeting high-value, demand-driven locations in Hyderabad, Bengaluru, and Chennai. For context on scale, Godrej Properties made 17 deals covering 443.5 acres in the same period, underlining just how competitive land acquisition has become among top-tier developers chasing Hyderabad's growth story.
For homebuyers, this is still an early-stage development to watch rather than book. Brigade Group has not yet disclosed the construction timeline or other details related to the Osman Nagar project. Early listings referencing the site indicate the eventual project could offer 2, 3 and 4 BHK apartments, consistent with Brigade's positioning of the plot for the luxury and upper-premium segment. Buyers should treat any pricing or floor-plan information currently circulating online as indicative until Brigade formally launches the project and registers it with Telangana RERA.
The Osman Nagar deal also fits into a pattern of aggressive expansion by Brigade across South India this year. Only days apart from this purchase, Brigade Enterprises Limited formed a 50:50 joint venture with GSS India Opportunities AIF Scheme I to develop 11.04 acres of prime land in Whitefield, Bangalore, with the project planned as an integrated mixed-use development of approximately 2 million square feet comprising Grade A office space and a 5-star hotel. In Hyderabad itself, Brigade already has an active pipeline that includes projects such as Brigade Enclave in Moti Nagar and the larger Brigade Gateway township in Kokapet, giving the developer a diversified presence across the city's key residential corridors.
Overall, the Osman Nagar acquisition signals Brigade's intent to compete directly with peers like Godrej Properties, Prestige Group and Lodha for a slice of Hyderabad's premium housing demand, which continues to be driven by the city's expanding IT and financial services base. The acquisition is part of the company's strategy to expand its operations in Hyderabad, one of India's rapidly growing real estate markets.
