Brigade Enterprises has formally entered the plotted development segment of East Bengaluru with a new project in Malur. In a regulatory filing, the company confirmed it had signed a joint development agreement (JDA) for a plotted development project in Malur, spanning roughly 20 acres, with an estimated gross development value of Rs 175 crore and a development potential of 0.45 million square feet. The announcement marks Brigade's first plotted venture in this corridor, a segment that has seen growing developer interest as Bengaluru's residential footprint pushes further east.
Malur's appeal for this launch is rooted in infrastructure. The location was chosen because Malur, with its strategic location along the Satellite Town Ring Road (STRR) and Chennai Expressway, is emerging as an attractive residential destination, offering seamless connectivity to key hubs. Multiple listings also point to the site's proximity to NH-75 and a roughly 15-20 minute drive to the Whitefield IT corridor, positioning it within reach of one of Bengaluru's largest employment clusters while retaining a lower-density, semi-urban character.
Commenting on the acquisition, Pavitra Shankar, Managing Director of Brigade Enterprises, said the company continues to identify high-potential land parcels that align with our long-term vision of creating well planned communities with a focus on quality, sustainability, and innovation. The statement reflects a broader shift in strategy, with Brigade increasingly diversifying beyond apartments into land-based products that appeal to both self-build homeowners and long-horizon investors.
The project has since been branded Brigade Cherry Blossom and taken shape as a phased, master-planned layout. Phase I encompasses 21 acres and features over 300 meticulously designed plots with sizes ranging from 1200 sq. ft. to 2040 sq. ft., available largely in 30x40 and 30x50 configurations. The initial phase is a part of a broader vision that spans 90 acres, indicating Brigade intends to roll out further phases in Malur over the coming years as the micro-market matures.
On the amenities front, the development is positioned as more than a basic land parcel. Plans include a clubhouse spanning roughly 50,000 square feet featuring over 45 lifestyle conveniences, alongside sustainability-linked infrastructure such as rainwater harvesting and solar street lighting that are increasingly standard in Brigade's plotted layouts elsewhere in South India.
The project has since been registered with Karnataka's RERA authority, with possession for the project expected to begin around March 2028, giving early buyers a multi-year runway before construction on individual plots needs to commence. Plot pricing across listings has been reported in the Rs 69 lakh to Rs 1.22 crore range depending on plot size and location within the layout, positioning it as an accessible entry point compared to apartment pricing in established East Bengaluru micro-markets.
The Malur launch is part of a larger pipeline for Brigade in East Bengaluru. The company is also working on other significant projects across the city, including a large residential project in Whitefield-Hoskote Road, valued at Rs 2700 crore, and a premium residential project called Brigade Insignia in Yelahanka. Taken together, these launches signal that Brigade is betting heavily on the eastern growth corridor, betting that industrial hubs like KIADB Malur, improving road infrastructure, and IT-led demand from Whitefield will continue to draw both homebuyers and investors toward plotted communities in the region.
For homebuyers evaluating the project, the fundamentals worth tracking are the phased land release, the RERA-registered status of the current phase, and the pace of infrastructure build-out along the STRR and Malur-Hoskote Road, since these factors will influence both livability and future price appreciation of individual plots.
