Brigade Marks Its Entry Into East Bengaluru's Plotted Development Market With Malur Launch

Brigade Enterprises has formally entered the plotted development segment of East Bengaluru with a new project in Malur. In a regulatory filing, the company confirmed it had signed a joint development agreement (JDA) for a plotted development project in Malur, spanning roughly 20 acres, with an estimated gross development value of Rs 175 crore and a development potential of 0.45 million square feet. The announcement marks Brigade's first plotted venture in this corridor, a segment that has seen growing developer interest as Bengaluru's residential footprint pushes further east.

Malur's appeal for this launch is rooted in infrastructure. The location was chosen because Malur, with its strategic location along the Satellite Town Ring Road (STRR) and Chennai Expressway, is emerging as an attractive residential destination, offering seamless connectivity to key hubs. Multiple listings also point to the site's proximity to NH-75 and a roughly 15-20 minute drive to the Whitefield IT corridor, positioning it within reach of one of Bengaluru's largest employment clusters while retaining a lower-density, semi-urban character.

Phase I encompasses 21 acres and features over 300 meticulously designed plots with sizes ranging from 1200 sq. ft. to 2040 sq. ft., available largely in 30x40 and 30x50 configurations. The initial phase is a part of a broader vision that spans 90 acres, indicating Brigade intends to roll out further phases in Malur over the coming years as the micro-market matures.

On the amenities front, the development is positioned as more than a basic land parcel.
