Discover MoreOver the last eighteen months, Brigade Group has moved with unusual speed across East Bengaluru, stitching together a string of land deals that together add up to one of the developer's largest expansion pushes in the region. The pattern is unmistakable: Whitefield, Hoskote, and Gunjur have all seen Brigade sign cheques or joint development agreements, signalling that the company sees this corridor as central to its next growth phase.
The headline deal came in July 2025, when Brigade Group announced the acquisition of a 20.19-acre land parcel in the Whitefield–Hoskote corridor, completed at ₹588.33 crore, for a mixed-use development. The purchase was routed through its subsidiary, Ananthay Properties Private Limited, and the plans are ambitious: the site is expected to house 4.2 million square feet of built-up area blending residential, commercial, and retail spaces. Managing Director Pavitra Shankar framed the move in strategic terms, saying "This acquisition aligns with our vision to develop landmark destinations that integrate living, working, and leisure. The Whitefield–Hoskote belt is poised for exponential growth, and we're excited to contribute meaningfully to its transformation."
This wasn't an isolated move. Earlier the same year, in May 2025, Brigade had acquired an 11-acre land parcel near ITPL in Whitefield for premium commercial development, expected to yield 1.5 million square feet of office space with a GDV of over ₹2,000 crore. And going back further, in January 2025, the group inked a deal for a residential project nearby — a 20-acre site poised to unlock ₹2,700 crore in development potential, with plans for around 2.5 million sq ft of saleable residential space. Around the same period, Brigade also signed a joint development agreement for a plotted development project in Malur, East Bengaluru, adding yet another East Bengaluru parcel to its pipeline.
The most recent — and arguably most significant — move came in April 2026, when Brigade turned its attention to Gunjur. The company signed a joint development agreement for an 8.63-acre land parcel in Gunjur, with a proposed 39-acre integrated township along the Whitefield-Sarjapur Road corridor carrying an estimated GDV of ₹7,200 crore. Notably, the overall land parcel for the township is being assembled through a mix of outright acquisitions and joint development agreements, suggesting Brigade is still piecing together the full 39 acres rather than having secured it all at once. Around the same window, Brigade also formed a joint venture with Bain Capital to develop a ₹2,200 crore mixed-use project in Whitefield, further deepening its East Bengaluru footprint.
Zooming out, this East Bengaluru run fits into a much bigger company-wide land-buying push. According to Brigade's own FY26 disclosures, the company added land parcels worth Rs 15,000 crore in GDV across 13 million square feet, concentrated 60% in Bengaluru and 30% in Hyderabad. Industry tracker Anarock corroborates the scale of this activity: Brigade Group closed eight deals over nearly 81 acres in FY26, at a time when Bengaluru emerged as the prime hotspot for listed-player land acquisition activity, with around 17 deals for over 293 acres closed in the city. Anarock chairman Anuj Puri noted that land acquisition is increasingly capital-intensive and regulation-driven, giving listed developers like Brigade a clear edge over smaller, unorganised players thanks to easier access to institutional capital.
What does this mean for someone actually looking to buy a home in East Bengaluru? For one, it confirms that the Whitefield–Hoskote–Gunjur belt is firmly on the radar of a major, financially resilient developer — not a fringe bet. Brigade's own financial results back this reading: the company reported consolidated FY26 revenue of Rs 5,909 crore, up 11% year-on-year, with EBITDA of Rs 1,638 crore at a 28% margin, giving it the balance sheet to fund multi-year township builds rather than rush half-finished projects to market. At the same time, buyers should note that residential pre-sales for the year came in at Rs 7,424 crore, down 5% year-on-year, a decline management attributed mainly to approval delays — a reminder that even well-capitalised developers face regulatory friction in Bengaluru, and launch timelines for these new land parcels should be treated as indicative rather than fixed.
For prospective buyers, the practical takeaway is to track these parcels as they move from land acquisition to formal launch. The Whitefield-Hoskote site and the Gunjur township are both still pre-RERA at this stage, meaning pricing, unit mix, and possession dates will only firm up once registration is filed. Early interest registration with Brigade or its channel partners is typically the only way to get pre-launch pricing before formal bookings open, but any commitment should wait for RERA numbers and layout approvals to be confirmed.
