In Chennai, Brigade Enterprises acquired a 5.41-acre land parcel on Velachery Road, Chennai, through an outright purchase, situated adjacent to Phoenix Market City. The project will have a gross development value of approximately Rs. 1,600 crore, with a development potential of about 0.8 million square feet, while the transaction value of the acquisition is about Rs.441.70 crore. Located in the heart of Velachery, a key residential and commercial hub, the land offers excellent access to Chennai's IT corridor on Old Mahabalipuram Road (OMR) and the Central Business District. Commenting on the deal, Pavitra Shankar, managing director, Brigade Enterprises Limited, said Chennai has grown into our second-largest market after consistent and strategic investment in business development. Reshmi Panicker, executive director, land and residential services, Knight Frank India, which facilitated the transaction, commented that Chennai has emerged as a strategic hotspot for leading South India-focused developers, and this transaction highlights the increasing appetite for premium locations backed by strong infrastructure and long-term residential demand.

This Velachery deal is not an isolated bet. Brigade has stated that it plans to launch nearly 15 million square feet of residential, office, retail, and hospitality space in Chennai, with a total investment of over ₹8,000 crore. That pipeline already includes a high-end residential project in Sholinganallur, spread over 6.5 acres with three towers rising to 43 storeys, covering 1.4 million square feet of built-up area and expected to generate ₹1,700 crore in revenue, along with 50,000 square feet of amenities and a sky bridge connecting the towers — this is Brigade Altius, which is already under construction on OMR. Separately, Brigade had signed a joint development agreement for a project in West Chennai with a GDV of ₹800 crore, forming part of a larger mixed-use development spanning 1.5 million square feet.

Moving west, Brigade has mirrored this strategy in Hyderabad. The company secured 5.72 acres in Osman Nagar through an auction conducted by the Telangana Industrial Infrastructure Corporation (TGIIC), according to a regulatory filing made on April 28, 2026. Brigade Enterprises acquired 5.72 acres at Plot 6, Osman Nagar, Hyderabad through TGIIC auction at ₹44 crores per acre, totaling ₹251.68 crores excluding registration costs. Osman Nagar is located close to IT hubs such as HITEC City and Gachibowli, with connectivity via the Outer Ring Road, and has recorded sustained demand for residential development.

The Osman Nagar buy adds to a busy stretch of activity in Hyderabad, where Brigade has also recently opened pre-launch sales for Brigade Manor and Brigade Enclave in Moti Nagar, and is progressing on the large-format Brigade Neopolis township in Kokapet. Together, these moves reflect a broader pattern: rather than relying solely on joint developments, Brigade is increasingly making outright land purchases in high-demand micro-markets to secure supply for the next two to three years of launches.

For homebuyers, this steady land acquisition is a useful early signal.
