Brigade's next wave of homes rises across Bangalore's fastest-growing corridors.

For homebuyers tracking the market, this matters because Brigade's launch cadence is closely tied to how the company itself reads demand. The developer ended FY 2026 with 8.3 million sq ft of new launches versus a plan of 12 million sq ft, and management has already flagged a stronger year ahead, with approximately 12 million square feet of launches planned over the next four quarters. Brigade Enterprises is due to report its Q1 FY27 numbers on 13 August 2026, giving investors and buyers alike a fresh read on how this pipeline is converting into bookings, after a FY26 that closed with a consolidated total income of ₹5,909 crore and profit after tax of ₹725 crore.
In Whitefield, the headline project is Brigade Granada on Whitefield-Hoskote Road. It is an ultra-luxury integrated township spanning a 20.19-acre parcel with 14 high-rise towers offering approximately 2,000 premium 2.5, 3, and 4 BHK apartments, and it is taking Expressions of Interest from 10 May 2026, with completion and possession scheduled by 31 December 2031. Alongside it, Brigade Avalon offers a smaller, denser-free format on Whitefield Main Road — a low-density gated community with 80% open spaces and a 25,000 sq.ft. clubhouse — and is already under construction, with Tower A having completed ground floor slab casting as of mid-2026, carrying a registered RERA No: PRM/KA/RERA/1251/446/PR/300625/007888.
Devanahalli remains Brigade's biggest bet in North Bangalore, anchored by the ambitious Brigade WTC Devanahalli. This is a self-contained, 75-acre integrated township built around a World Trade Center, combining roughly 7,195 residential apartments plus villas and row houses with a WTC office tower, IT/ITES campuses, a retail mall, an international school, a multi-specialty hospital, and a hotel and convention centre. The project is currently in its pre-launch stage, with residential possession targeted for April 2027 and Karnataka RERA registration in process. For buyers who prefer land over apartments, Brigade Red Earth has entered pre-launch with 380 plots on 17 acres, a 50,000 sq ft clubhouse, and a location minutes from the Aerospace Park, with EOI opening in February 2026 and possession expected by 30 June 2030. The older Brigade Oasis layout, by contrast, is a more mature option — a 70-acre gated plotted community with 987 plots, under construction across phases with RERA-registered phases. Brigade has also moved beyond housing in this corridor, announcing Brigade Industrial Park, a 25-acre industrial development within the Hi-Tech, Defence and Aerospace Park near Kempegowda International Airport, offering around 2 million sq ft of leasable space. Executive Director Amar Mysore described the move by saying "Brigade's ultimate goal is to be a full spectrum real estate developer, and this foray is rooted in that direction."
In Hebbal, Brigade Laguna is the corridor's most active new-launch story. Set behind Manyata Tech Park opposite Rachenahalli Lake, it offers 2 and 3-bedroom apartments between 1,800 and 2,300 sq ft on a 3-acre plot, with B+G+14 floors and 200 total units, priced from ₹92 Lacs onwards for 2, 3 and 4 BHK configurations. It carries RERA registration PR/170322/004775 and is slated for possession from December 2026 onwards.
The common thread across all three corridors is infrastructure-led price appreciation. Devanahalli alone illustrates the scale of the shift: in 2019, average prices were around ₹3,500 per sq.ft, while in 2026 premium projects are now in the range of ₹7,500–₹9,000 per sq.ft, a trend that market watchers link to rapid infrastructure growth around Kempegowda International Airport, the Aerospace SEZ, and upcoming metro connectivity. Whitefield and Hebbal are seeing similar tailwinds, with Brigade itself noting these among the top real estate hotspots for residential projects in Bangalore, seeing strong demand due to IT corridor growth, metro connectivity and infrastructure development.
Brigade's confidence in this pipeline is backed by recent balance-sheet moves. The company is expanding its borrowing headroom and land bank — it recently acquired a 2-acre land parcel on Kanakapura Road in South Bengaluru for a premium residential development with an estimated Gross Development Value of approximately ₹400 crore — signalling that Bangalore will continue to anchor its growth well beyond these three corridors. Managing Director Pavitra Shankar has previously framed this strategy plainly: "FY26 has begun on a strong note for Brigade Group, marked by consistent performance across all verticals. Our residential business continues to be a key growth driver, supported by a strong pipeline of launches across Bengaluru, Chennai and Hyderabad."
For homebuyers, the practical takeaway is that this is a rare moment when Brigade has live inventory across almost every price band and buyer profile in one city — from sub-₹1 crore Hebbal apartments nearing possession, to pre-launch Devanahalli plots and apartments still open for EOI, to ultra-premium Whitefield towers pricing above ₹4 crore. Anyone evaluating these projects should still verify RERA status individually, since several — including Brigade WTC Devanahalli and Brigade Red Earth — are pre-launch with registration in process, meaning final pricing, layouts and timelines can still be refined before formal booking opens.
