Brigade Group has laid out one of its most ambitious growth plans yet for the current financial year. According to management guidance, the Bengaluru-headquartered developer is targeting close to 11.6 million sq ft of new residential launches spread across roughly 14 projects in FY27, with a projected Gross Development Value of around ₹11,900 crore, as it works toward a 20% jump in pre-sales to about ₹9,000 crore.

The numbers come against the backdrop of a company that has been steadily scaling its footprint beyond its home base. In an investor conversation, Brigade's leadership confirmed the plan directly: At the beginning of FY27, we said we would launch 11.5-12 million square feet (msf) of residential projects, with the gross development value of those could be ₹12,000-13,000 crore, depending on the mix and final pricing. The company has also assumed average portfolio pricing of around ₹10,500 per square foot (psf), although that could increase.

The first quarter of FY27 did not see major residential launches, which showed up in the numbers. Residential pre-sales witnessed a short-term 5% YoY decline to ₹1,061 crore due to delayed project approvals and lack of new launches during the quarter. Despite this, profitability held up well: operating margins surged in Q1 FY27, with consolidated EBITDA margin expanding to 36% from 28% in Q1 FY26, and net profit grew 37% YoY to ₹217 crore. Management has reiterated that the shortfall is being addressed. The company says it is on track to achieve the guidance and is looking at replacing planned launches that couldn't go through in Q1 with others, including pulling forward some launches originally scheduled for FY28 into FY27.

On a rolling four-quarter basis, the pipeline looks even larger. The launch pipeline stands at 16.4 million square feet, of which 12.4 million is residential, with a GDV of approximately Rs 13,400 crores, supporting the FY27 pre-sales guidance of Rs 9,000 crores. Of this residential figure, 9.36 million square feet is earmarked for the remaining three quarters of FY27, with Q2 launches expected at around 2.36 million square feet and the remaining 7 million in H2.

Some individual project movements have already been flagged. Key upcoming launches include Brigade Neopolis 2.0 in Hyderabad, expected in Q2 pending final approvals, and Whitefield Hosapete, now scheduled for Q3, while Brigade Utopia Phase 2 has been pushed to Q1 FY28. Separately, the Morgan Heights project has been removed from the launch pipeline due to an environmental clearance issue, a reminder that approval timelines remain the biggest swing factor for how quickly this pipeline converts into actual bookings.

This year's push follows a FY26 that fell short of its own launch target. Residential pre-sales came in at ₹7,424 crore, down about 5% versus FY25's ₹7,847 crore, primarily due to approval delays that pushed many launches to Q4 or into FY27, with new launches in FY26 totalling 8.3 million sq ft versus a planned 12 million sq ft. The FY27 guidance is effectively an attempt to catch up on that deferred pipeline while adding fresh projects.

Brigade is also backing this growth with balance-sheet strength and new capital partnerships. The company entered a 50:50 joint venture with Bain Capital worth ₹2,200 crore for a Whitefield mixed-use project in April 2026, and rewarded shareholders with its first bonus issue in seven years — a 1:3 bonus — along with a ₹2 per share final dividend. On the debt side, the balance sheet closed FY26 with a debt-equity ratio of 0.27 and average cost of debt reduced by 110 basis points to 7.57%, giving the company room to fund construction across a wide launch calendar.

For homebuyers, the scale of this pipeline matters practically. A larger, more geographically spread set of launches across Bengaluru, Chennai, Hyderabad and Mysuru means more configuration choices and entry price points over the next few quarters, though buyers should track individual project RERA approvals closely given how often launch dates have shifted in the past two years. Pricing, meanwhile, is trending upward — average realization increased to INR 14,256 per sq ft, up 21 percent year on year — suggesting early bookings in new launches could carry a pricing advantage versus later phases.
