Belvedere in the East and Lumina in the West mark Brigade's biggest 2026 push.

After a year in which project approvals slowed things down, the Bengaluru-based developer has come back strong with two significant new launches in quick succession, Brigade Belvedere in East Bangalore and Brigade Lumina in the city's northwest corridor. Together, these projects signal where Brigade sees the next phase of housing demand heading, and they give homebuyers a timely lens into the city's evolving growth corridors.
Brigade Belvedere is the larger of the two by far. Brigade launched Belvedere, a 10.75-acre residential development on Budigere Main Road, off Old Madras Road in East Bengaluru, with the first phase including two of five planned towers with 773 residential units. The project has an estimated revenue potential of over Rs 11 billion and offers 1, 2 and 3 BHK configurations, with unit sizes ranging from 715 sq ft to over 2,013 sq ft. What sets Belvedere apart architecturally is its design pedigree: the project is designed by Ricardo Bofill Taller de Arquitectura, the Barcelona firm behind landmark housing projects globally, built around a "bungalow in the sky" concept where every apartment is positioned without shared walls, with private outdoor access and natural light from multiple sides. The project has since received its RERA registration.
On the other side of the city, Brigade Lumina is a more compact but equally focused bet on northwest Bangalore. Brigade launched Lumina, a net zero carbon residential development spread across 4.11 acres on Tumkur Main Road, offering two and three bedroom units ranging from around 1,100 to 1,800 square feet with large decks designed to maximise natural light. The project sits a five-minute walk from Manjunathanagara Metro Station on Namma Metro's Green Line, providing direct links to major office hubs, schools and healthcare facilities. Amenities here include a grand 15,000 plus sq ft clubhouse and a suite of amenities for all age groups, including a futsal court, basketball practice court, pickleball court, and an expansive swimming pool with a jacuzzi and island seating.
Both launches reflect a common thread in Brigade's current strategy: sustainability as a selling point, not an afterthought. Speaking on the Belvedere launch, Pavitra Shankar, Managing Director of Brigade Enterprises, said the company has an extensive presence in the corridor with marquee mixed-use developments, and that through this project it will be setting further benchmarks for urban living in East Bengaluru. She added that Brigade's focus remains on delivering climate-resilient, technologically advanced homes, with Belvedere being one more project committed to net zero carbon as part of the company's goal to be Net Zero by 2045. On Lumina, she noted that Northwest Bengaluru is one of the key focus areas for the company, and the launch underscores its commitment to delivering world class construction that responds to evolving buyer expectations.
The timing of these launches is notable against the backdrop of Brigade's broader FY26 performance. The company's pre-sales dipped 5 per cent last fiscal to Rs 7,424 crore, primarily due to delays in securing approvals to launch some of its residential projects, down from Rs 7,847 crore in the year-ago period. Management was candid about the cause: FY26 pre-sales were 5 per cent lower than FY25 primarily on account of delays in obtaining approvals, with many project launches pushed to the latter half of Q4 and some moving into FY27, Managing Director Pavitra Shankar told analysts. Even so, new launches contributed to 43 per cent of full-year pre-sales despite being concentrated in the back end of the year. Belvedere and Lumina are effectively the first visible fruits of that pipeline finally coming through, and they arrive as Brigade continues to hold its own among Bangalore's top-selling developers, with FY26 sales bookings placing it just behind Sobha and ahead of Puravankara among the city's listed players.
For homebuyers, the practical takeaway is about micro-market timing. East Bangalore's Budigere-Old Madras Road belt and the northwest Tumkur Road corridor are both benefiting from improving metro connectivity and IT-linked employment growth, which is precisely why Brigade chose them for its flagship 2026 launches. The Budigere and OMR micro markets are witnessing unprecedented growth due to improved infrastructure and connectivity, according to the company. Buyers evaluating either project should weigh configuration needs against possession timelines, Belvedere's Phase 1 is expected by December 2031, a fairly long horizon that rewards patient, long-term buyers over those seeking quick possession. Lumina, being smaller and further along in planning, may suit buyers looking for a shorter runway in a metro-adjacent location.
With Brigade guiding for a stronger FY27, backed by a fuller launch pipeline across Bengaluru, Chennai and Hyderabad, Belvedere and Lumina are likely just the opening moves. Homebuyers tracking Bangalore's new-launch market would do well to watch how absorption plays out in both corridors over the coming quarters, as early sales velocity here will be a useful signal for where the city's next growth pockets are headed.
