Brigade expands its Moti Nagar address with a fresh 10-acre, 1 million sq ft residential

Brigade Group, a leading Bengaluru-based real estate developer, is expanding its footprint in Hyderabad with two new premium residential projects—Brigade Citadel 2 and Citadel 3—in Moti Nagar. Developed under joint development agreements, the projects mark a renewed focus on Hyderabad's growing housing market.
The scale of the new development is significant. Brigade Enterprises has signed JDAs for two new residential projects in Moti Nagar, Hyderabad—Citadel 2 & 3—spanning 10 acres and about 1 mn sq ft, with a revenue potential of over ₹970 crore. Brigade Citadel Moti Nagar plans to develop 405 meticulously designed luxury apartments across these two new phases. Reflecting the evolving aspirations of modern homebuyers, the projects will primarily feature spacious 3 and 4-BHK homes.
A defining feature of the upcoming phases is their departure from the high-rise format seen in earlier Brigade projects nearby. A key highlight of these new developments will be their low-rise, exclusive enclave format, a design philosophy that promises to deliver a rare blend of privacy, spaciousness, and connectivity, aiming to create a sense of serene community living, a distinguishing factor in today's often vertical urban landscapes. This positions Citadel 2 and 3 as a more boutique, low-density alternative within the same neighbourhood that already hosts the sprawling Citadel Phase 1 development.
The move builds directly on an existing success story in the same pocket of the city. This move follows the success of Brigade Citadel Phase 1, launched in 2021 in the same area. That first phase has since matured into a large, delivered community—spread across 11.75 acres, the project features 1,334 Brigade Citadel apartments across 8 towers, offering a spacious residential environment with thoughtfully planned open spaces and community-focused infrastructure—giving Brigade a proven template and an established customer base to build on for the new phases.
Commenting on the announcement, Amar Mysore, Executive Director at Brigade Enterprises, said the group is committed to delivering high-quality living while continuing to explore new land opportunities. The developer's approach reflects a broader ambition beyond just Moti Nagar. This expansion is part of Brigade's wider strategy across South India, including cities like Bengaluru, Chennai, Mysuru, Kochi, and GIFT City, covering residential, office, retail, hospitality, and education sectors.
Location continues to be the biggest draw for buyers eyeing this pocket of Hyderabad. The area is well-connected to key locations like Erragadda Metro Station, Jubilee Hills, and major IT hubs like Hi-Tech City and Gachibowli. Moti Nagar is one of the well-developed locations of Hyderabad, with Jubilee Hills, Erragadda, Ameerpet, Yousufguda and Moosapet among the prominent areas in the neighborhood. For homebuyers and investors, this connectivity backbone is a major reason the corridor keeps attracting repeat development from established names like Brigade.
For now, granular details on unit sizes, pricing, and the formal project names for Citadel 2 and Citadel 3 are still being firmed up, with RERA registration expected closer to launch. Homebuyers tracking this development should treat it as an early-stage opportunity: the JDA signing confirms the land and scale, but exact configurations, amenities, and pricing will be released in phases as Brigade moves from planning to formal launch. Given the brand's track record in the same locality, interest from serious end-users and investors is likely to build quickly once details are made public.
