Brigade Group is scaling up its managed and flexible office offerings across Bengaluru through BuzzWorks, its dedicated coworking and managed workspace brand. What started as a handful of centres has now grown into a citywide network spanning some of Bengaluru's most active business corridors, reflecting the rising demand from startups, enterprises, and Global Capability Centres (GCCs) for ready-to-move-in, professionally managed office space.
Among the recent additions is BuzzWorks at WTC Annexe, part of Brigade Gateway in Malleswaram-Rajajinagar. Situated within Brigade Gateway in Malleswaram Rajajinagar, the WTC Annexe boasts 10 storeys of real estate offering over 1 lakh square feet of commercial space in North West Bengaluru. Other operational centres include BuzzWorks at Brigade Twin Towers in Yeshwanthpur, Brigade Senate 1 in Hebbal, Brigade Padmini Tech Valley in Brookefield, and Brigade Tech Gardens, also in Brookefield.
At Brigade Senate 1, Hebbal, BuzzWorks operates a Grade A office space with 16,025 sq. ft. and a 260-seat capacity, catering to companies drawn by Hebbal's fast-paced infrastructure growth and metro connectivity, which have established it as one of the most sought-after areas for collaborative workspaces in Bangalore. Similarly, at Brigade Padmini Tech Valley near Thubarahalli Lake in Brookefield, BuzzWorks offers 512 premium seats in a state-of-the-art Grade A building that blends business functionality with natural tranquility. Pricing at these Brookefield and Hebbal centres starts from INR 13,500 + GST per billable seat, though this can vary based on layout customisation and service inclusions.
Brigade has also introduced newer formats under the BuzzWorks umbrella, including business lounges for short-term needs. At Brigade Twin Towers in Yeshwanthpur, the brand introduced its first-ever Business Lounge in Bengaluru, a 10,000 sq. ft. exclusive facility designed for flexible, short-term space requirements, ideal for corporate training, board meetings, workshops, and content creation.
The expansion isn't limited to owned assets. Brigade has also partnered with coworking operator BHIVE to lease out space. BHIVE secured 42,000 square feet of premium Grade-A office space in Garudacharapalya, Mahadevapura, marking the company's second collaboration with Brigade Group, with the new facility expected to support over 1200 seats and improve access to key business hubs.
The Bengaluru push is part of a larger, multi-city growth strategy for BuzzWorks. The brand has already extended into Hyderabad and Mysuru, and is preparing a debut in Chennai. The brand has unveiled a multi-city expansion blueprint for the current financial year, covering new facilities in Bengaluru and a debut in Chennai at Brigade Tech Boulevard, reporting over 100% growth compared to the last financial year. Brigade's leadership has been vocal about the scale of this ambition. Nirupa Shankar, Joint Managing Director of Brigade Enterprises Limited, has said the company's goal is to create 10,000 seats across Bengaluru, Hyderabad, and Chennai, providing ready-to-move-in premium workspaces and custom-built managed offices, with an overall target of reaching one million square feet of flexible office space by FY26.
