Bangalore Metro's Phase 4 expansion plans are advancing through feasibility studies, with proposed extensions to emerging suburban corridors including Hoskote, Bidadi, Harohalli, and Tumkur, and while these plans have been outlined in the Comprehensive Mobility Plan (CMP 2031), Phase 4 remains in the planning stage as of May 2026, with final central government approval still pending. For homebuyers tracking connectivity-led appreciation, this is the phase to watch closely over the next few years.
The scope of the expansion is genuinely large. Initially, the state government planned four extensions totalling 68 km and one new line in Phase 4 - Challaghatta-Bidadi (15 km), Silk Institute-Harohalli (24 km), Bommasandra-Attibele (11 km), and Madavara-Kunigal Cross (11 km), along with a new line from Kalena Agrahara to Kadugodi Tree Park via Jigani, Anekal, Attibele, Sarjapur, and Varthur (68 km). Later, the government included the Madavara-Tumakuru extension of 52.41 km as well. Together, these routes are designed to pull satellite towns firmly into the metro network rather than leaving them dependent on road corridors alone.
On the ground, the process has moved beyond announcements into actual paperwork. The BMRCL has awarded the Tumakuru line feasibility contract to Aarvee Associates and is still evaluating bids related to the three other extensions and the new line. A separate proposal covers the Tumkur corridor, with a Detailed Project Report submitted to the Karnataka government for a 60-kilometer extension from Madavara to Tumkur via Nelamangala, Dobbspet, and Kyathasandra. These are the technical steps that typically precede state cabinet approval and, eventually, Union Cabinet clearance - the same path Phase 3 followed before construction began.
The Hoskote side of the story has its own political backing. Deputy Chief Minister DK Shivakumar confirmed in October 2025 that the government is examining metro expansions toward Hoskote, Nelamangala, and Bidadi to address chronic congestion on this stretch. The urgency is easy to understand on the road itself: the Old Madras Road between KR Puram and Hoskote sees travel times stretch from 45 to 70 minutes during peak hours because of Bengaluru's rapid urbanization and industrial growth. If built, a 16.3-kilometer double-decker metro-cum-flyover on this corridor could cut the commute to around 20 minutes, a reduction of roughly 60%.
Realistic timelines matter more than headlines here. The Challaghatta to Bidadi metro extension is proposed under Phase 4, and construction timelines may begin only after major Phase 3 corridors are completed, potentially pushing operational timelines beyond 2029. That said, history offers a useful reference point for what patient buyers can expect. After the Nagasandra-Madavara extension opened in November 2024, property prices in Madavara nearly doubled from ₹4,500 per square foot in 2017 to ₹10,500 per square foot in 2024 - a 133% increase over seven years. Similar re-rating has historically followed confirmed metro corridors elsewhere in the city.
Developers are already positioning for this shift. Brigade Group, for instance, has been actively expanding its footprint along the Whitefield-Hoskote belt, one of the corridors under Phase 4 study - a signal that established developers see long-term value in these emerging micro-markets well ahead of construction. Proximity to a confirmed or even a well-advanced feasibility-stage metro line tends to shape both rental demand and resale value over a 5-7 year horizon, which is exactly the kind of window Phase 4 corridors are entering now.
For buyers evaluating Hoskote, Bidadi, Harohalli or the Tumkur Road belt today, the sensible approach is to treat metro connectivity as a medium-term tailwind rather than an immediate trigger. For homebuyers and investors, Phase 4 represents a transformational opportunity in emerging suburbs currently offering lower entry prices than core Bangalore locations, and areas like Hoskote, Bidadi, Harohalli, Attibele, Sarjapur, and Tumkur are already witnessing rapid infrastructure development and increased real estate activity. Locking in a home or investment before formal approval often means better pricing, provided the location also stands on its own merit for schools, employment access, and social infrastructure.
Bottom line: Namma Metro Phase 4 is real, backed by tenders, DPRs and cabinet-level statements, but it is still a multi-year journey from feasibility to first train. Buyers who track these corridors now, rather than after formal approval, are the ones most likely to benefit from the connectivity premium once construction visibly begins.
