In Bellandur, a major IT hub, property prices have climbed steadily and are expected to continue rising, while Marathahalli and Mahadevapura are seeing renewed developer interest as infrastructure improvements and metro access drive both housing demand and new project launches. This spillover effect is exactly why the corridor from Silk Board through KR Puram to Hebbal has become one of the most closely watched stretches in the city.
For homebuyers, the takeaway is practical rather than speculative. Prices along transit corridors in Bengaluru have historically moved up well before the first train runs, rewarding early buyers who commit during the construction phase rather than waiting for inauguration day.
