Bengaluru Metro Phase 2 Timeline Update: Delays, Progress, and What It Means for Homebuyers

More than a decade after Bengaluru launched its first metro line, the city's Phase 2 expansion remains a work in progress—with major sections now expected to open only by late 2026 or even 2027, far beyond the initial promise made by then Chief Minister Siddaramaiah in 2018, who had confidently announced that the 75.09-km Phase 2 would be completed by 2020. Nearly six years later, the project stands as a cautionary tale of urban infrastructure execution, though critical milestones are finally approaching.

Pink Line: Nearly There, But Delayed Again

The Pink Line's Phase 1 (elevated, 6 stations) is now targeted for end of September 2026, while Phase 2 (underground, 12 stations) is targeted for January 2027. The elevated section missed its August 15, 2026 launch target but is now reported ready for service, with BMRCL targeting inauguration by late September 2026. RDSO conducted 12-day oscillation trials and Emergency Braking Distance tests on the elevated section between April 28 and May 9, 2026, clearing trains for 90 kmph operations with a speed certificate issued on June 4, 2026. Despite these technical clearances, the CMRS final inspection ran August 12–14, 2026 with CCRS Janak Kumar Garg, but concluded without formal clearance, with the pending Independent Safety Assessment certificate for the CBTC system remaining a final hurdle.

Blue Line: Airport Metro Pushed to 2027

Phase 2A (Silk Board–KR Puram, ORR) targets late 2026; Phase 2B (to Airport Terminals) targets 2027. More recent updates show further slippage: Phase 2A was targeted for late 2026, but officials have confirmed commercial operations within 2026 are no longer feasible—pending work at Central Silk Board, Ibbalur and the Baiyappanahalli depot link line have pushed it to 2027. Trial runs on Phase 2A are set to begin in October 2026 in two stretches—KR Puram to Marathahalli and Marathahalli to HSR Layout. For the airport section, the Hebbal–airport section is targeted for September 2027, but the full corridor's completion date was pushed from December 2027 to March 2028 in August 2026, since the connecting KR Puram–Hebbal stretch is delayed.

Why the Delays? Persistent Structural Issues

Connecting Gottigere in the south with Nagawara in the north faced delays—its project report was submitted in 2011, but tree clearances were sought only in 2017, utility-shifting payments came in 2018, and underground tenders were called in 2019. BMRCL did not have the land ready for the tunnel-boring machine because the required clearances had not come through. BMRCL had to change the tunnelling sequence and create temporary shafts and piling works to keep construction moving, and the contractor was eventually paid an additional ₹33.56 crore for the delays and extra work. Prolonged construction delays and higher land requirements among other things have increased the cost of Namma Metro's Phase 2 by nearly Rs 10,000 crore, with the cost of the 75.06-km Phase 2 going up from Rs 30,695 crore to Rs 40,614.27 crore.

What This Means for Homebuyers and Investors

Despite the delays, metro connectivity remains one of the strongest appreciation drivers in Bengaluru's real estate market. The impact of metro expansion on Bangalore property prices is evident, with areas along new lines seeing up to 15-20% value increases in recent quarters. The surge in demand is fundamentally rooted in the promise of reduced commute times and enhanced accessibility, with living and working near metro lines becoming a top priority, driving developers to shift their project launches closer to these transit nodes. These developments are improving accessibility across the city and opening new growth opportunities for residential neighbourhoods, with areas such as Whitefield, Sarjapur Road, Electronic City, Hebbal, Yelahanka, North Bengaluru, and Devanahalli continuing to attract both homebuyers and investors due to improving connectivity and expanding social infrastructure.

Namma Metro Phase 2 is one of the strongest appreciation drivers in the current Bangalore real estate market, with corridors with confirmed station locations seeing price movement ahead of completion, making early entry the more compelling play. Buyers considering properties along these corridors should factor in the extended timelines but recognize that the infrastructure premium remains justified by long-term connectivity gains and commute-time improvements.

Questions You Might Have

When will the Pink Line finally open to passengers?
Phase 1 (elevated section) is targeted for end of September 2026, while Phase 2 (underground section with 12 stations) is targeted for January 2027. The elevated section has cleared speed trials and technical inspections, pending final safety certifications.
Is the Blue Line airport metro still on track for 2026?
No. Commercial operations for Phase 2A are no longer feasible within 2026, with officials pushing it to 2027 due to pending work at Central Silk Board, Ibbalur and the Baiyappanahalli depot. The full airport corridor's completion date has been pushed from December 2027 to March 2028.
Why has Phase 2 been delayed so many times?
Tree clearances were sought only in 2017, utility-shifting payments came in 2018, and BMRCL did not have the land ready for the tunnel-boring machine because required clearances had not come through. Prolonged construction delays and higher land requirements have increased Phase 2's cost by nearly Rs 10,000 crore.
What impact will the Pink Line have on south Bengaluru properties?
The Pink Line will connect south Bengaluru (Bannerghatta Road corridor) to north Bengaluru (ORR/Nagawara) through the city centre. Areas along new metro lines are seeing up to 15-20% value increases in recent quarters.
How does the Blue Line benefit the ORR corridor?
Phase 2A covers the Outer Ring Road IT corridor (Bellandur, Marathahalli, Whitefield area). Phase 2A serves the densest stretch of the Outer Ring Road—home to Bellandur, Marathahalli, Kadubeesanahalli and ISRO—where hundreds of thousands of IT workers currently face chronic traffic congestion.
Which areas should first-time buyers focus on given these delays?
North Bangalore corridors, including Devanahalli and Bettahalasur, and East Bangalore along Sarjapur Road, are showing the strongest appreciation trends in the Bangalore real estate market this year. Proximity to a metro helps, but factors like the metro line's construction status, the quality of last-mile connectivity, and existing social infrastructure all influence how much value that proximity actually adds.
Will the Yellow Line help balance Phase 2 delays?
The Namma Metro Yellow Line, a 19 km elevated corridor connecting RV Road and Bommasandra, has been operational since August 10–11, 2025 with all 16 stations in service, and train frequency has been improving with services running approximately every 10 minutes during peak hours as of early 2026.
How much has Phase 2 cost increased due to delays?
The cost of Phase 2 has gone up from Rs 30,695 crore to Rs 40,614.27 crore. Contractors have been paid an additional ₹33.56 crore for delays and extra work on individual corridors alone.
Are there any segments of Phase 2 already operational?
As of December 2024, only 34.65 km has been operationalised, with the Yellow Line (RV Road-Bommasandra, 19.15 km) ready but waiting for commercial operations due to train availability.
What should I consider before buying near future metro stations?
Infrastructure affects long-term appreciation, while livability (schools, hospitals, daily conveniences) affects your day-to-day comfort right away. Corridors with confirmed station locations are seeing price movement ahead of completion, making early entry the more compelling play.
