Wider lanes, smoother commutes — Varthur Road's transformation is reshaping East Bangalore's everyday connectivity.

Varthur Road is an important road that connects several key IT locations like Sarjapur, Whitefield, Marathahalli, Electronic City and so on. For years, the narrow carriageway has struggled to keep pace with the area's rapid residential and commercial growth, making the ongoing widening initiative a welcome development for both daily commuters and homeowners.
The Bruhat Bengaluru Mahanagara Palike (BBMP) has taken up a focused widening plan for a critical stretch of this corridor. BBMP has finalized its plan to widen the road between Kadubeesanahalli Outer Ring Road and Yamaluru Kodi in Varthur and has decided to acquire 25 properties along the stretch. This particular section is significant because this 1.8-km stretch is part of the 14 roads slated for development under the Revised Master Plan (RMP) of 2025. To make room for the expansion, the width of the road connecting ORR to Yamaluru Kodi ranges from 3 to 24 metres and will be expanded to 45 metres. Land acquisition is being handled through a market-friendly mechanism, with officials confirming that the land would be acquired through transferable development rights (TDR), a move meant to speed up compensation and reduce friction with affected property owners.
On the ground, work is progressing in phases. Currently, the Varthur Main Road has only 2 lanes, but in a few months, it will be 25 meters wider, having 6 lanes, which will greatly help with more effective traffic organisation. The construction itself has moved beyond just resurfacing: during phase 1, widening and resurfacing work were done on Varthur Main Road, and the project is now in phase 2, focused on drainage systems across key intersections, with the final stage involving footpaths and cycling lanes. To minimise disruption for residents and businesses, the main work is being done between 10 PM and 5 AM, though residents may still face a 10-20 minute delay in their commute. Alongside the physical widening, civic authorities are also upgrading road safety infrastructure, with new and improved traffic signals, zebra crossings, and road signs being installed for enhanced visibility and safety.
While the Kadubeesanahalli-Yamaluru Kodi stretch is progressing steadily, the larger Varthur-Gunjur corridor along State Highway 35 tells a more complex story. This is a bigger, more ambitious redevelopment that goes beyond simple widening. The slow-moving project, originally intended as a 1.9-km widening initiative, has expanded into a larger redevelopment plan involving a short flyover near Varthur Kodi, and future provisions for a double-decker structure and metro alignment. However, execution has hit real hurdles: of the 198 properties notified for acquisition, several have been cleared and compensated, but acquisition for 19 properties continues to remain stuck, stalling full-scale execution. As a result, the Karnataka Road Development Corporation Limited (KRDCL) has confirmed that the widening and elevated corridor project along State Highway-35 will not be completed before 2027.
For commuters relying on this stretch in the interim, conditions remain challenging. With no alternate route available to reach Outer Ring Road from the Varthur-Gunjur side, commuters continue to battle narrow lanes, uneven surfaces and deep potholes, with constant dust also leading to respiratory issues among residents and motorists. Some relief is on the way in the short term, though, as the Karnataka State Highway Improvement Project (K-SHIP) division is preparing to take up pothole-filling work across 70 km, including stretches that fall under SH-35.
For homebuyers evaluating East Bangalore, these infrastructure upgrades matter directly. Better road width, improved drainage, and dedicated footpaths along Varthur Road translate into shorter commute times to Whitefield, Sarjapur Road, and the Outer Ring Road IT corridors — precisely the destinations that draw working professionals to this micro-market in the first place. Established residential communities along this belt, including Brigade Cornerstone Utopia on Whitefield-Sarjapur Road, are well positioned to benefit as connectivity improves incrementally through each construction phase. Even as the larger SH-35 elevated corridor works through its land acquisition challenges, the more immediate widening between Kadubeesanahalli and Yamaluru Kodi is expected to bring tangible day-to-day relief sooner.
Homebuyers considering this stretch should track construction milestones closely, since phased execution means different parts of Varthur Road will see improvements at different times. Checking with BBMP and Karnataka PWD updates before finalising a home purchase, and factoring in short-term construction inconvenience against long-term connectivity gains, is a sensible approach for anyone evaluating this fast-growing East Bangalore corridor.
