The Poonamallee stretch is part of a much larger undertaking. Phase 2 covers 118.9 km across three corridors and 128 stations, at an approved cost of Rs 63,246 crore, according to Chennai Metro Rail Limited. Corridor 4, the Yellow Line, runs for 26.1 km between Lighthouse and Poonamallee Bypass, consisting of 27 stations, of which nine will be underground and 18 will be at grade or elevated. The Poonamallee Bypass to Vadapalani stretch, roughly 9 km, received clearance from the Commissioner of Metro Rail Safety in early 2026 and is now in scheduled passenger operations.
The next milestone is already in sight. The next 8 km segment, from Porur to Kodambakkam Power House, is targeted for June 2026, bringing metro access to Vadapalani, Saligramam, Alwarthirunagar, Valasaravakkam, and Porur. In the 12 to 24 months following CMRS clearance and the operational milestone, pricing typically rises 15 to 25% as buyers internalise the connectivity, and this leg is currently in progress.
Brigade's own research points to the same trend for Poonamallee specifically. For upcoming metro lines in Chennai, property prices in areas like Guduvanchery and Poonamallee will rise and benefit investors. Other market watchers echo this, noting that areas like Sholinganallur, Iyyappanthangal, Poonamallee, and Thoraipakkam are already gaining attention from both renters and investors alike.
There's a second wave still to come, according to real estate analysts tracking the corridor. In the 24 to 48 months following the corridor's full opening through Porur to Kodambakkam, pricing typically rises an additional 20 to 30% as the corridor reaches full operational density, meaning buyers entering now stand to capture both legs of appreciation while those who wait capture only the second.
For homebuyers evaluating West Chennai right now, the takeaway is straightforward: the Poonamallee-Vadapalani stretch is no longer a promise on a map, it's a train people are boarding today, and the price-discovery process that typically follows a metro launch is already underway. Buyers weighing options along Poonamallee High Road, Mount Poonamallee Highway, and the Chennai Bypass corridor have a rare window before the next big pricing leg kicks in with the Porur-Kodambakkam opening.
