Brigade deepens its West Chennai footprint with a new 6.6-acre joint development.

Brigade Enterprises has signed a Joint Development Agreement for a marquee residential project in West Chennai, marking a strategic expansion in one of its fastest-growing markets, for a prime 6.6-acre land parcel located in West Chennai. The estimated Gross Development Value (GDV) of the project is Rs 1,000 crore, and it is poised to deliver a premium residential project that caters to the city's evolving urban aspirations.
The location has been chosen with connectivity in mind. Strategically situated on a major arterial corridor, the site offers seamless connectivity to Chennai's industrial and peripheral business districts, making it ideal for an integrated, future-ready community. The project will be developed by Brigade and will include thoughtfully designed apartments, lifestyle amenities, and ESG-aligned infrastructure. Subject to regulatory approvals, the project is expected to launch in 2026.
Speaking on the development, Brigade's leadership underlined the significance of Chennai to the company's growth story. "Chennai is our second-largest market, and this joint venture is a key step in deepening our presence and expanding our portfolio in the city. Chennai's real estate market is on a strong growth trajectory, driven by robust infrastructure and sustained demand from both end-users and investors," said Pavitra Shankar, Managing Director, Brigade Enterprises Limited. "This new residential development reinforces our goal of securing marquee land parcels in prime locations to deliver integrated, high-quality projects that meet the demands of Chennai's discerning homebuyers."
This JDA is part of a much larger push into Chennai. Earlier in October 2025, Brigade entered a Joint Development Agreement for a 6.6-acre housing project in West Chennai, with an expected revenue of Rs 1,000 crore, and the developer has articulated a strategic plan to invest Rs 8,000 crore. In May 2025, the company acquired a 5.41-acre land parcel in Velachery for Rs 441.7 crore, earmarking it for a premium housing project with an estimated GDV of Rs 1,600 crore. Brigade has also been active in the western corridor before this JDA, having earlier signed a separate deal for a residential development spanning close to a million square feet in the same part of the city.
The West Chennai deal fits into a wider expansion playbook that spans India's southern markets. The real estate major had also signed a JDA to develop a residential project in South Bengaluru with a gross development value of Rs 1,200 crore around the same period. On the financial front, Brigade has continued to post healthy numbers even as it scales up its land bank. The company had reported a 79% year-on-year surge in its consolidated net profit to Rs 149.88 crore in the June quarter of FY26, with revenue from operations at Rs 1,281 crore, an 18.9% YoY jump.
Looking ahead, Brigade's residential launch calendar for Chennai remains packed. For FY27, the residential launch pipeline stands at 11.6 million square feet with a GDV of Rs 11,900 crores, and the company expects to launch 4.5 million square feet in Bengaluru and 3 million square feet each in Chennai and Hyderabad. The company continues to focus on Bengaluru, Hyderabad, and Chennai, with more than half of the new GDV coming from Bengaluru, while there is also increasing business development in Chennai and Hyderabad. For homebuyers tracking Chennai's western suburbs, the arrival of a well-funded, ESG-focused developer like Brigade on a large arterial-road parcel is a strong signal that infrastructure, retail, and social amenities in this corridor will keep improving over the next few years.
For prospective buyers, this stage of the project is still early — the JDA confirms land and partnership terms, but the actual configuration, tower plans, and pricing will only be firmed up closer to the 2026 launch window, once statutory approvals and RERA registration are secured. Homebuyers interested in West Chennai's growth corridor would do well to register interest early, given Brigade's track record of strong absorption on its Chennai launches.
