The development will come up on a 5.19-acre land parcel on Velachery Road owned by the company, with an estimated gross development value (GDV) of around ₹1,700 crore. The launch was disclosed through a regulatory filing dated February 27, 2026. The project is fully owned by the company, giving Brigade complete control over design, execution and delivery timelines.
Brigade Stellaris will offer an exclusive collection called 'Signature Residences.' The development will house an exclusive collection of "Signature Residences," focusing on integrating sustainable design with high-end architecture to appeal to urban professionals and families. The site's positioning is a key part of the pitch to buyers: the project's location offers seamless connectivity, linking Chennai's Central Business District (CBD) with the rapidly growing IT Corridor of Old Mahabalipuram Road (OMR), making it an attractive proposition for urban professionals and families seeking luxury living with proximity to major employment hubs.
Commenting on the launch, Pavitra Shankar, Managing Director of Brigade Enterprises Limited, said the project reflects the company's push to elevate urban living standards. On ground, Brigade Stellaris is designed as a low-density community. The development comprises 284 exclusive residences and features 4 elegantly designed residential towers, ensuring a balanced and comfortable community living experience. Homes span a wide range of sizes: the residences range from approximately 2033 sq. ft. to 6885 sq. ft., offering spacious layouts suitable for families looking for comfort and luxury. The architecture has an international pedigree, as the project is crafted in collaboration with award winning Singapore based architects SOG Design, balancing thoughtful luxury with natural flow. The project is registered under Tamil Nadu RERA and is scheduled to be completed by 2030.

In May 2025, the company acquired a 5.41-acre land parcel in Velachery for ₹441.7 crore, earmarking it for a premium housing project with an estimated GDV of ₹1,600 crore, and in October 2025, Brigade entered a Joint Development Agreement for a 6.6-acre housing project in West Chennai, with an expected revenue of ₹1,000 crore. The developer has articulated a strategic plan to invest ₹8,000 crore by 2030, aiming to develop over 15 million square feet in Chennai. This positions Chennai as a core growth engine for the company alongside Bengaluru.
For homebuyers, the launch adds another premium option to a competitive South Chennai micro-market. Brigade Enterprises competes with major real estate players in Chennai such as Prestige Group, known for its luxury developments; Sobha Ltd, a national developer with a strong footing; Casagrand, recognized as the fastest-growing builder in South India; and DRA Homes, a local developer noted for its quality and design. With entry prices reported around Rs 4.49 Cr for a 3 BHK, Brigade Stellaris sits firmly in the luxury bracket, and early interest is expected given Velachery's established social infrastructure, rail connectivity and proximity to the IT corridor.
