Brigade deepens its South Chennai footprint with fresh launches across OMR and Velachery.

Over the past couple of years, the Bengaluru-headquartered developer has steadily built a cluster of residential launches along the Sholinganallur-Medavakkam belt, Velachery Road, and the OMR IT corridor, signalling a deliberate strategy to grow its second-home market outside Bengaluru.
The scale of intent became clear when the company outlined plans to invest heavily in the city. Brigade Group has revealed plans to invest a whopping ₹8,000 crores in Chennai by 2030. The Brigade Group has a pipeline of 15 million square feet across all segments in Chennai, with the residential segment covering more than 12 million square feet. The gross development value of the residential projects alone is estimated at over Rs 13,000 crore.
The most visible proof point of this push is Brigade Morgan Heights in Perumbakkam. Brigade Morgan Heights is Brigade Group's flagship Chennai launch, a 14.7-acre, 1,250-unit residential community in Perumbakkam with a GDV of Rs 2,100 crore. Three towers rise up to 18 floors across 1,250 units spanning 2, 3, and 4 BHK configurations. The land itself has an interesting backstory: Brigade Enterprises Ltd acquired a 6.54-acre land parcel in Chennai from Pfizer Healthcare India for nearly Rs 139 crore to develop a residential project. Prices start from Rs 1.25 crore, which for a Brigade-branded product in a well-connected South Chennai location is a competitive entry point. The project carries RERA registration TN/35/Building/0099/2025.
Brigade has also carried this momentum further north along Velachery Road. Brigade Group has launched a residential project called Brigade Stellaris in Chennai on a prime 5.19 acre land parcel on Velachery Road owned by the company, with an estimated Gross Development Value of approximately Rs 17,000 mn. The project is centrally located and seamlessly links Chennai's Central Business District and the rapid-growth IT Corridor of Old Mahabalipuram Road. Speaking on the launch, Pavitra Shankar, Managing Director of Brigade Enterprises, said the launch of Brigade Stellaris is a definitive step in the mission to transform the Chennai skyline, adding that as the company continues to expand its footprint in Chennai, its focus remains on delivering high-quality construction that aligns with global aspirations of customers.
What makes South Chennai particularly attractive to a developer of Brigade's size is the infrastructure catching up with demand. Around Perumbakkam alone, infrastructure projects like the Velachery-St. Thomas Mount Metro Extension and the Pallikaranai-Perumbakkam flyover are set to further boost connectivity, and these are funded projects with defined alignments that will directly reduce travel times to Chennai's central employment districts. Locally, brokers note that the Chennai Metro Phase II expansion will see the Medavakkam station linked to the city by rail, while the Vada Perumbakkam Bridge and road widening along Sholinganallur-Medavakkam Road are aimed at smoother peak-hour traffic.
For homebuyers, the practical upshot of Brigade's expansion is more choice at different price points within the same broad South Chennai belt — from Perumbakkam's IT-linked mid-premium segment to Velachery's more centrally-positioned addresses. Analysts tracking the Perumbakkam market note that a well-connected South Chennai location at this price point is a fairly competitive entry, even as buyers weigh a longer possession runway against established developer reliability.
Taken together, the Morgan Heights and Stellaris launches aren't isolated bets — they read as chapters of a larger, capital-backed South Chennai strategy that Brigade has been building toward for a few years now, with more announcements likely as approvals for the remaining pipeline projects come through.
