The deal was disclosed under Regulation 30 of the SEBI Listing Obligations and Disclosure Requirements, and Brigade Group has signed an agreement to acquire 2.25 acres of prime land in Secunderabad through an outright purchase to develop a premium residential project with an estimated gross development value of Rs 650 crore. For a developer that built its name in Bengaluru, this move underlines how central Telangana has become to its growth playbook over the past year.
Amar Mysore, Executive Director of Brigade Enterprises Ltd, framed the purchase as part of a deliberate strategy rather than an opportunistic one-off. Commenting on the acquisition, Amar Mysore said this agreement is part of the company's focus on identifying and acquiring land in high growth corridors, and that it reinforces the commitment to deliver residential spaces that enhance the urban landscape of the region while aligning with Brigade's strategic growth plans to expand its footprint across Telangana.
This is not an isolated transaction. The acquisition follows Brigade Group's December 2025 purchase of 4.04 acres in Neopolis Phase 3, Hyderabad, won at an HMDA auction at a reported price of about ₹118 crore per acre, and the firm has been aggressively targeting Joint Development Agreements (JDAs) as a strategy for expanding its footprint in Hyderabad. Just months later, in April 2026, Brigade acquired a 5.72-acre land parcel in Hyderabad through a TGIIC auction at ₹44 crore per acre, followed by a ₹850 crore JDA for a 5.6-acre site in Kompally in May 2026. Together, these moves paint a picture of a developer methodically stitching together a Hyderabad land bank across both outright purchases and JDA structures.
The timing is notable. Brigade's FY26 numbers showed residential pre-sales dipped 5 per cent to Rs 7,424 crore, primarily due to delays in securing approvals to launch some of its residential projects, even as the company posted a net profit of Rs 724.76 crore for the year. Management has responded by guiding for a strong rebound, targeting pre-sales of ₹9,000 crore in FY27 backed by an 11.5-12 million sq ft launch pipeline, with Hyderabad and Chennai singled out alongside Bengaluru as core growth markets. Fresh land parcels like the Secunderabad site are the raw material for that pipeline.
For homebuyers and investors tracking Secunderabad, the entry of an established, listed developer with three-plus decades of delivery experience adds a layer of credibility to the micro-market. Brigade Group has stated that the acquired land will be used to develop a high quality residential project offering premium living spaces, with the plan including a curated selection of modern amenities designed to create a holistic living environment. Design details, unit configurations, and RERA registration are expected to follow as the project moves from land acquisition to formal launch, a process that typically takes several quarters for a site of this scale.
Brigade's broader Hyderabad portfolio already includes Brigade Gateway at Neopolis, Brigade at No.7 in Banjara Hills, Brigade Citadel in Moti Nagar, and the newly announced Kompally project, giving the developer a spread across the city's western and northern growth corridors. The Secunderabad acquisition extends that reach into the eastern side of the twin-city region, a market that has drawn steady developer interest on the back of connectivity upgrades and rising housing demand. As with any pre-launch land deal, prospective buyers should watch for the official project name, RERA number, and price list before making financial commitments, but the scale of investment signals that Brigade sees genuine long-term potential in this corridor.
