Brigade, Primus Launch South India Senior Living Venture

On February 26, 2026, Brigade Group announced a landmark strategic partnership with Primus Senior Living to develop three dedicated senior living communities across Bengaluru and South India. The partnership aims to develop three senior living communities with an estimated GDV of Rs 750 crore and over 600 units.

Pavitra Shankar, Managing Director of Brigade Enterprises Ltd, said this partnership represents a significant step in expanding Brigade Group's footprint in senior living, building upon the success of Parkside at Brigade Orchards, operational since 2017. By bringing together Brigade Group's leadership in real estate development and integrated communities with Primus' operational excellence and experience in managing senior living ecosystems, the partnership aims to set new benchmarks in purpose built senior housing.

Two out of three projects will be integrated within larger township developments, offering greater inclusivity and access to shared social infrastructure and amenities. This approach allows senior residents to enjoy the full benefits of Brigade's established integrated communities while living in spaces specifically designed for their needs.

India's senior living market is at a pivotal moment, fuelled by cultural shifts and innovation, with South India accounting for nearly 60% of the sector's growth. Historically, joint family systems dominated India, but urbanization and migration patterns have reduced multi-generational households. Simultaneously, life expectancy has increased significantly—seniors today are healthier and more active than previous generations, creating demand for purpose-built communities that support active aging.

Age-specific amenities will include wellness centres, hobby lounges, medical bays, fully accessible pathways, concierge services, curated events and inter-generational workshops that foster connections beyond walls. Adarsh Narahari, Founder and Managing Director of Primus Senior Living, said the partnership aims to create new Blue Zones in India—places where elders live with dignity, purpose and joy.

The company caters to senior housing projects in cities such as Bengaluru, Chennai, Mumbai and Kolkata.
