Brigade buys 2-acre South Bengaluru plot to build a new premium residential address.
Discover MoreBengaluru-based Brigade Group has added a fresh parcel to its South Bengaluru land bank. Brigade Group has announced the outright purchase of a 2-acre land parcel on Kanakapura Road in South Bengaluru, where the company will develop a premium residential project with an estimated Gross Development Value of approximately Rs 400 crore. Unlike a joint development arrangement, this is a straight land purchase, giving Brigade full control over design, pricing, and launch timing on the site.
Announcing the move, Amar Mysore, Executive Director, Brigade Enterprises Limited, said Kanakapura Road has emerged as a key growth corridor in Bengaluru, driven by expanding infrastructure, improved connectivity and rising demand from homebuyers seeking a quality living environment, and that the acquisition aligns with the company's long-term residential strategy of deepening its presence in high-potential micro-markets. He added that the group is increasingly seeing demand for homes that offer access to quality social infrastructure and foster meaningful community experiences.
The developer has described the upcoming project in familiar Brigade language. Strategically located on one of South Bengaluru's most sought-after residential corridors, the project will offer homes that blend contemporary living with spaces that foster connectivity, wellness, and long-term value. Early estimates from industry trackers suggest the project is expected to offer approximately 2.5 lakh square feet of saleable area, catering to the growing demand for premium homes in South Bengaluru, though Brigade has not yet released a formal unit mix, tower count, or launch date.
Why does a corridor like Kanakapura Road keep attracting Tier-1 developers? Kanakapura Road has evolved into one of Bengaluru's fastest-growing residential corridors over the past decade, with improved road infrastructure, Namma Metro connectivity, and proximity to established employment hubs transforming the area into a preferred destination for both homebuyers and investors. Brigade itself is no stranger to the stretch — the group already runs the 60-acre Brigade Meadows township here, giving the new plot instant credibility by association with an established, occupied neighbourhood rather than an unproven micro-market.
From a business standpoint, analysts see this as routine pipeline replenishment rather than a headline-grabbing mega-launch. At an estimated GDV of Rs 400 crore, this acquisition is modest relative to Brigade's FY27 residential launch pipeline of 11.6 million square feet with a combined GDV of Rs 11,900 crore, suggesting the Kanakapura Road project is an incremental addition to the land bank rather than a scale-moving development on its own. That said, the purchase fits Brigade's stated FY26 business development pattern, where the company added land parcels worth Rs 15,000 crore in GDV across 13 million square feet, concentrated 60% in Bengaluru and 30% in Hyderabad, reinforcing that Bengaluru remains the developer's primary market for both new launches and land banking.
The Kanakapura Road buy also sits alongside a busier few months of land activity for Brigade. In April 2026, Brigade signed a Joint Development Agreement for an 8.63-acre parcel in Gunjur to unlock a 7,200 crore rupees residential township, and formed a joint venture with Bain Capital to develop a 2,200 crore rupees mixed-use project in Whitefield. Taken together, these moves show a developer actively securing land across both South and East Bengaluru corridors well ahead of the projects actually going on sale — a pattern homebuyers can watch for future launch announcements over the next few quarters.
For a prospective buyer, the immediate takeaway is patience mixed with attention. No RERA registration, pricing, floor plans, or possession timeline exists yet for this specific 2-acre parcel — those details typically follow six to twelve months after a land acquisition is disclosed. What is confirmed is the location, the developer's intent to position it as a premium product, and Brigade's own framing of the site as one built around contemporary homes that emphasize connectivity, wellness and long-term value for homebuyers. Buyers tracking Kanakapura Road should keep an eye on Brigade's official channels for the formal project name and RERA filing before making any commitment.
