The Bengaluru-headquartered developer has outlined plans to invest more than ₹8,000 crore in Chennai by 2030, spanning residential, office, retail and hospitality developments. This is not a scattered set of announcements but a coordinated push that positions Chennai as central to Brigade's next phase of growth.
The scale of the plan is substantial. Brigade Group plans to open 15 million square feet of residential, office, retail, and hospitality space in Chennai with an investment of around ₹8,000 crore. Of this pipeline, the residential segment alone accounts for over 12 million square feet, with an estimated gross development value exceeding ₹13,000 crore, while commercial and retail make up the balance. For a city where quality housing supply has often struggled to keep pace with demand from IT professionals, NRIs and upgrading families, this kind of committed pipeline is meaningful.
Brigade is not starting from scratch in Chennai. In Chennai, Brigade Group has completed over 5 million sqft across residential, office, hospitality and retail real estate, and its flagship World Trade Center Chennai in Perungudi, on OMR, is over 90% leased, anchoring the company's commercial credibility in the city. This existing base gives the new pipeline a foundation of trust rather than being a purely speculative bet.
Managing Director Pavitra Shankar has been vocal about the ambition behind this expansion. She has said Chennai will be the company's second largest market after hometown Bengaluru, with the stated aim to double growth in the city by expanding all four verticals of residential, commercial, retail and hospitality, noting that all segments are witnessing strong demand. Brigade has also signed MoUs with the state government for four projects as part of the Global Investors Meet, with approvals currently in process, signalling institutional backing for the expansion.
The first major residential launch under this plan was Brigade Icon Residences, a mixed-use development on Chennai's historic Mount Road. Designed by Singapore-based SOG Design, the project features ground-plus-38-floor towers with three, four and five-bedroom apartments starting from 2,500 sq ft, carrying a gross development value of over ₹1,800 crore. Since then, Brigade has continued adding to its Chennai footprint, including a new premium residential project called Brigade Stellaris on a 5.19-acre parcel on Velachery Road, with an estimated GDV of ₹1,700 crore, and a joint development agreement for a residential project in West Chennai as part of a larger 1.5 million sq ft mixed-use complex.
For homebuyers, this expansion translates into more choice across price points and locations — from ultra-premium addresses on Mount Road to family-oriented developments in Velachery and the growing western suburbs. It also reflects a broader trend of established developers consolidating their presence in Chennai's IT corridors, arterial roads and emerging residential belts, as the city's real estate market matures alongside its economic growth. Buyers evaluating options in Chennai over the next few years will likely see Brigade's name attached to a steadily widening set of addresses, backed by nearly four decades of delivery experience across South India.
