Brigade launches ₹600 crore residential development in Saravanampatti.
Discover MoreBrigade Enterprises has made its foray into the Coimbatore micro-market with plans to launch a residential development spread across land area of 5.4 acres in Saravanampatti, through a joint development agreement (JDA). The project is estimated to have a gross development value of about ₹600 crore, marking a significant expansion of the developer's South India footprint.
Located in the heart of Coimbatore's IT belt, this project is strategically positioned to take advantage of Coimbatore's key growth corridors, with convenient access to major Special Economic Zones (SEZs), IT parks and social infrastructure such as educational institutions, Retail malls and hospitals. The timing of this announcement reflects broader market trends: Non-metro cities such as Udaipur, Vizag, Coimbatore, and Nagpur recorded over 50% IT hiring growth in H1 2025, significantly higher than Bengaluru and NCR at 12–15%.

Saravanampatti experienced steady growth, increasing from Rs. 4,450 to Rs. 5,350 per sq ft over recent years, indicating robust price appreciation in the micro-market.
The upcoming residential pipeline spans Bengaluru, Chennai, Hyderabad and Mysuru, with about 7 msf (gross development value (GDV) ₹8000–8,300 crore) slated for launch in H2FY26. Bengaluru will remain the key driver, contributing roughly 50–80 per cent of presales, but geographic diversification to Chennai, Hyderabad and Mysuru is expected to account for 30–40 per cent of presales in the near term. The Saravanampatti project is part of Brigade's broader strategy to expand beyond its traditional Bengaluru stronghold.
Saravanampatti and Peelamedu are turning into tech magnets with a growing base of IT companies and startups. While central Coimbatore remains vibrant, suburban belts like Saravanampatti, Kalapatti, and Thudiyalur are witnessing a real estate surge. This influx of skilled professionals is boosting the demand for mid-range to premium apartments, driving rentals and resale prices steadily upward.
